Hi all,Any folks who have finished or are near the finish line have any insight into Brookfield's ability to build correctly, address punch list and warranty items, and generally reach close on time? They've been telling me that they're building more float into the schedule, but haven't been able to show me an actual construction schedule to analyze. Their lumber was not the greatest when they showed me framing in a Phase 3 or 4 home and I've seen some Tustin city inspections left open/unaddressed, so was curious how it was all panning out. Foot traffic has definitely died down quite a bit on the models as well.
Overall good but there are LOTS of things they have to fix post closing (which seems typical for new home construction, otherwise they wouldnt be able to close on time period). I have a decent amount of repairs put in. Most of them are minor but there's 1-2 big issues going on. Please PM me privately about the major issues as Brookfield is working on them. I had terrible experiences with those issues (not Brookfields fault though, at least not directly. Although technically its under their reputation?). Brookfield direct employees are extremely nice and most vendors are good at fixing the repairsI also bought a Terra unit, waiting to move in later this year. Any advice or things you wish you knew going into the closing and move-in process?
How is the initial build quality and Brookfield's support service?

The biggest increases between Terra phases were sales release 1 to 4 or 1 to 5. The prices now are pretty consistent due to interest rates increasing. Though even though people in the earlier phases paid more, they probably have a lower monthly payment since they have a lower interest rate.Yes, this looks like the biggest increase between phases yet. As they near the end, it doesn’t surprise me they are getting more aggressive.

Someone told me the hotel plans on Barranca got axed. Not sure how reputable my source is thoughI asked Tustin about that too. They have no plans currently. The desired uses are hotel on the barranca side and another office building on until armstrong side. But they haven't even finished developing the flight area, so they don't think they will have anything developing soon or within the next 5 years (possibly longer).
I'm not sure how folks can justify $1.67M + 1.47% prop tax with cfds though. Starting to blur the line with comparable resales.

I don't mind sharing about price, lot premiums, mortgage rates, cost of upgrades etc. My big issues still have not been resolved yet. All the cosmetic repairs have been mostly completed and I am overall decently satisfied with those. I've been talking to the service repair men and can share what they have told me about the future buildings as well. It includes a bunch of upgrades, the model home furniture including TV and solar panels. Theres a huge waiting list for plan 3 spanning back to late 2022/early 2023. Someone will buy it no matter whatLast terra phase release with the model homes and the prices are redic, I like the plan 3 but it's $975,088 LMAO.
