The overall area is very convenient. Takes us about 10 minutes to south coast and similar time to the spectrum. It?s nice to have all of the food options on culver and jamboree near by. All of the buyers now in TL will get the benefit of heritage elementary and LMA, which wasn?t the case for people that lived here before 2016 for the elementary school.

As others have said, it depends what you want. Historically buying in Tustin outside of Tustin ranch was a concern because of the schools.  That should generally not be a concern anymore although Most people will never consider any schools in TUSD on par with the Irvine schools.

Went to register a few buyers at The Landing today.  OMG, it was a zoo over there with the amount of people.  Ummm, where's the slowdown that LL is talking about?

They said Phase 3 in a few weeks.

We registered in early June 2021 and we got a call during phase 1, but only Luna 1 and Cira 1. During phase 2, we got a call that all Ciras and both Luna 3 plans were sold out.

Someone earlier in this thread said they registered in late October and got a call during phase 1. I assume anywhere between May-Nov might give you a pretty high chance.

I think more people will hear in phase 3/4 with no plan 3 Ciras being available - which after the 3Y is their most wanted plan on their list.

Definitely smart to ask re: the parking questions - we almost cancelled our contract as we were told all parking spaces were assigned to terra/luna and not for cira residents - which poses an issue for the courtyard facing Cira homes as there is no street to park on. 

We didn't understand how this made sense considering every home has 2 car garages in terra/luna except 1 terra floorplan, which only has a 1 car garage.  & those condos have an assigned extra parking space in the community (which have yet to be marked/assigned, so they don't know which ones). 

They had to ask for further clarification from corporate, & we were told Cira guests can park in any unassigned parking space from 6am-Midnight.  Cira overnight guests must park on the streets.  Terra & Luna overnight guests will have permits to park overnight in the parking spaces.
