I think it was FreedomCM who said that if Costa Mesa had the land to build a 2010 Home Collection... it would do just as well as Woodbury.

So we have The Grove:

Now I'm not sure when they started building these because it says Phase 1 is March 2010 but I just read in the paper that this is the Grand Opening for them. It looks like they are priced from $600k-mid$700k.

Now it's not fair to compare this to the 2010 Collection... but these are new homes in Costa Mesa. Will they command the demand that Woodbury did?

No, but they dont' have to. They are just 24 homes, they should be able to sell those.

I like the location, it is close to IKEA.
Yeah, it's a decent location.  I'm assuming there's no HOA and Mello Roos either which is nice.

Speaking of, I was at a Tustin Ranch home listening for street noise and I was surprised how much airplane noise that area gets... basically, if you're next to Jamboree all the way up to Tustin Ranch... you are in a flight path.
 
I was in Serrano Heights (east orange) on a weekday once in the morning and a plane flew over, you could here the plane pretty well there as well.
 
those seem like they are competitively priced for the area...they should do fine.  Aren't they a lot cheaper than the 2010 homes were?  (I didn't pay much attention).

I hate the way the front looks in teh sketch though. Blech.

 
Yes... they are cheaper.

Currently there is not a new build SFR in Irvine for less than $760k (and those are motorcourt SFRs so they almost don't count... sorry fe9000).
 
Ahh... so it appears they have been selling since early this year.

So 9 month and they haven't sold 24 homes... yet Woodbury manages to sell almost 200 SFRs in that same time frame.

No wonder Irvine prices are so high... all those FCBs.
 
I think its all about the discussion we had earlier on Irvine "the brand" 

We've been thinking about re-locating from Japan to the US for awhile now, when we asked friends - we were told Torrance and Irvine (and for SD, La Jolla) were the best places for similiar lifestyles and good schools.  The other choice in the US is of course Honolulu, but, the schools there are not that good.  I did look at Costa Mesa during my visit last March, and while it does have a very good Japanese supermarket, its not high on the list because it doesn't have the same "branding" that Torrance and Irvine have.

So as long as the "Irvine brand" is maintained, I think like other luxury items it will command some premium over other similiar but not as well branded locations.

nope.  this is just north of the fairgrounds, but far enough away that you should get much fair noise.

unfortunately, the schools are not the best in this area. 
 
Right now, they have 7 on the market, $660-$785, ~$300/sf, with $116HOA (but no MR).

They have sold 2 of the 2400sf models, for $725 and $735.  Apr20 and May30.

What is the $116 HOA for???  It doesn't look like there are any amenities.
 
Space efficiency is better in these models than NHC. Sonoma Plan 1 could take some lessons from Grove Plan 1, the upstairs loft area in particular.

Plan 2 is good except the laundry should be upstairs and there is wasted space near the front of the garage where they could have done a downstairs den/parlor and then the upstairs could have had an additional bedroom.
 
I am ...shocked I guess, that people wanted the Irvine homes over these when these seem SO much cheaper for a comparable product.  I mean, its not like this is a bad location -- even though brea and yorba linda are really nice suburbs in general I consider them 'far' from the center of oc where most people work and do stuff and the traffic to work in santa ana or irvine is pretty bad.  But this neighborhood is REALly well located for both commute and convenience, its close to the freeway but not too close, its on the south side of hte 405 so it stays cooler in the summer, and its more convenient to east side costa mesa and the area where Plums and the mothers and all those other little OC institutions are.

I mean I know people really like Irvine, but REALLY?

This is 7-12 grade, so the API number is lower than it is reported compared to the 9-12 grade high school.  In general middle schools have higher API scores than high schools in the same area.  Also, 30% of parents did not graduate high school, so the emphasis on education may not be so high among many students.
 
As I2I says... schools make a big difference.

In addition, how is the neighborhood safety wise? While people think IrvinePD are overly militant (or in some cases conspiracy theorists)... the flip side is how deterrent that is to unsavory activity.

East Costa Mesa is very nice, but also costs more than most of Irvine.  The rest of Costa Mesa is hit and miss.  I think these houses are in a middle of an OK old neighborhood.  There are many areas in Costa Mesa that is hard to distinguish from Santa Ana.

Hah, love the SA blurb.  where did you see those stats?

The worst neighborhood in CM has crime rates pretty close to BK's neighborhood. 


This particular neighborhood has crime similar to the older neighborhoods of Irvine. 

There are some apartments north of this (close to Baker), but they are families.  The rest of this neighborhood is middle/upper middle class and very, very stable.  Lots of 20 year owners.

The big problem is the schools.  No getting around it.  You would have to do private high school.
