this is probably one of the top three biggest lots in the neighborhood but 1.3M is kind of nuts. the one on severyns sold for 975K, this one is about 10% bigger so say this is 1.1M plus the lot premium of mabye 40k? and severyns was brand new not sure how much if anything you discount this one for being 6 years older. but it seems this should go for no more than $1,150,000.
 
Closed comps are slightly below $350/sf but since this one has a large lot it might close above a little above $350/sf so my estimate is $1.15M
 
Now that's what I call a million dollar fridge for a million dollar home.    8)

I really like the house on Washington.  However, I still feel sharp pains when I think about paying $1 million and not getting a driveway.

yeah not sure why the agent put that in there. the HOA is 103. ive walked by that house plenty of times, i would have never known the backyard was big enough for a pool and basketball court. pretty nice  backyard.  i may have to check out the open house this weekend, ive always been curious to see what the california basement was like.
 
i will make a shirt that says "hello gasman!" and will wear it when i walk the dogs.  all i ask in return is for you to give me the wink and the gun :-)
