Well yes and no. We put in a deposit and they said when we come and if we decide we don't want it, no harm no foul. They don't cash our deposit. We basically just have it on hold. It is ours if we want it.

But, yes, we are ballers.
 
Well, to be fair, since you are in absentia, the realtor is doing at least some amount work, so you can't expect her to fork over the whole broker co-op, even if she is a family friend.  You didn't expect her to work for free, did you?  I'm sure neither did she, so of course she registered herself for the broker co-op.

Even if you did do a lot of the legwork here on TI, you don't have much recourse, legally or even ethically, since you only found out about the rebate after the fact.  Plus, the realtor browbeated you into looking harder at Orchard Hills when you were leaning towards Legado.  So actually, the realtor did do her job.

I'm just surprised that with all your due diligence here on TI, you didn't see the big introductory post REBATE ON NEW HOME PURCHASES!!!  Its even highlighted as a sticky and has 22,000 views.
 
I did see that. She was already my realtor by then. And had already been researching properties for us. And we did need her since we are out of state.

Honestly she has been working very very hard for us. Is always available, will drop by the property same day to take pictures, ask questions.  I'm very happy with her. And she deserves the commission.

Anyway, it'd be nice. But live and learn. All of this (new job) happened so fast, it's been a whirlwind.
 
Well then, it really does sound like she's earned her commission.  The realtors who rebate usually don't do any work other than showing up with the the buyer on the first visit.  I'd forget it and just move on.  If you are spending $1 million, this is a drop in the bucket.  Be prepared for more sticker shock when you see the cost of upgrades.  Then landscaping, furniture, school tuition...  Irvine is a big money pit.
 
How much is this home?  If 1M, you can get Cressa sfr. But that's only if you slum it up at PS. 🐸
 
It is less than $1m.  We plan to slum it as much as possible in terms of upgrades.

We are going to take a look at Cressa when we come but the plans we like are over $1m base. She went there for us too. As well as Legado and Marin. And took videos of the areas, the homes, parks/pools.

Has totally earned it. You make sense, the co-op is more for someone who just takes an agent with them just for the rebate.
 
At this point just forget the rebate. It would be very tacky to ask after the fact given the amount of work she has done. It will leave a bad taste in everyone's mouth
