Stonegate: buyer questions

I am waiting to purchase a house there but am concerned with the following issues (see below). I did a search but wasn't able to find any in depth discussion on these issues in the past:
-syphon reservoir across the street and rattlesnake reservoir nearby: any flood risks?
-landfill: does it smell and do the trash trucks frequent the nearby roads a lot?
-farmland: not sure if this is going to be an issue?

Just seems like a lot of things going on around a community that has many nice residentials. Anyone who's familiar with the community care to provide some insights? Thank you.

1. If I remember reading the papers right, Portola Springs gets rocked from a flood form the reservoirs and Stonegate isn't in the major flood area.
2.  Landfill.  I've lived in this area for 4 years now, apartment/home and I have yet to smell anything from the landfill.  Obviously if you read all the threads on this forum, people have differentiating opinions but I haven't experienced any issues with it.
3. Dump trucks...yes they can be annoying when leaving for work in the morning and Sand Canyon is filled with trucks.  Not much of a nuisance at night and I don't really experience increase in smells.
4.  Farm land...if you have seen Irvine, all farm land is being turned into homes.
 
Similar to broda, I have yet to smell anything from the landfill.  In my experience I've only started to smell the landfill from about mid-Woodbury towncenter  through a few miles out.  I swear I think its the angle location of the landfill vs. Stonegate that causes the smell to "float" right over us.  There's definitely a lot of trash trucks on Sand Canyon.  I use the toll road to avoid Sand Canyon.

The only flooding you have to worry about are fire trucks trying to douse out wildfires around your area--Portola Springs, Stonegate, Orchard Hills, Foothill Ranch.

Fwiw, I've read that the area is estimated to be out of fuel for the next 40 years after the last fire that swept through (which took zero homes with it.)

At the rate of IP's building homes, fuel will be out within the next 5 years.

And to answer Tieloop...no there is no worries.  It was some paper in my sales packet required by IP to say that we are aware of the flood zones if it did happen.  The odds on it happening would require Oklahoma super storm type rainfalls to get that thing to overflow.

Congratulations! What plan did you get and what price did you pay?
 
The Bernanke sees that housing has improved since 10 months ago and decides to let mortgage rates rise. 
This is a very likely outcome of rising home prices.

The FED has a meeting next week. We will see what happens.

I'de lock in your rate now.

If it takes 5 to 6 months to build, its too early to lock in the rate.

Wells fargo offers a builders best Long term lock. You have to pre pay a point but I think that it is definitely worth it given the current market.

Cambria Residence 2. Originally wanted Residence 1 but they are not building that right now.
Base price was $583k with pre-packaged $9k upgrade and backyard landscaping.
I don't mind the mandatory upgrades since most of them are what I would've picked.
Will have to upgrade the flooring though...

No landfill smell whatsoever, even on a hot/windy day. Farmland is a big plus, actually. With the windows down, you can smell the strawberry fields on Portola Parkway.  :)

I want to say the week after its opening in January.

I was originally interested in Santa Maria before Cambria came out. I was on the list since November of last year. Never got a call from them. I guess it worked out better that way because I actually like Cambria better.
 
Congrats OCGirl, Cambria Residence 2 is one of the best floor plans for Sub 600k price in irvine. What is the attached component in your house? (Meaning, only the garage or some part of your house also)
