Try using that foreclosureradar.com website, etc., and do some searches in each of the newer zip-code communities to get a feel for the turn over volume of these homes... you may feel better about waiting... and not feel too compelled to buy the (purported) last "new home" in the development you are currently looking at...

The banks which hold paper for which Ambac and MBIA have the counterparty risk are trying to bail them out. Can you believe that? It would be like you holding a second on my house and when I tell you I can't pay, you decide to lend me more so your business partners don't find out you have made a bad loan. And the banks don't have the cash or the credit to get the cash and they have already borrowed more than their reserve requirements from the Fed. They have <b>BORROWED</b> their reserve requirements. Isn't that, or shouldn't that be illegal?<p>


The ECB loaning, (printing), 500 to 600 billion Euros to it's member banks so they don't collapse.<p>


I could go on for an hour or two, but to what purpose?

Since there are a few people here who don't have faith in the system an interesting thread might be along the lines of:



How prepared are you and your family for a short term emergency such as an earthquake, major power failure, main roads to and from OC being damaged, terrorist attack in the OC, or even a major failure of the ability to withdraw money from ATMs/use of credit cards for basics such gas and food.



Since most readers live in high density areas it would be interesting to see how well they could survive 5 to 7 days of no services, power, fuel, shopping, etc.



Not being an alarmist just practical.

Preparing for an earthquake in So Cal is prudent, not alarmist. And I will admit that I am completely unprepared. I was prepared a few years ago, but now that we have moved ...
 
Troop -- sorry, just getting back to you from yesterday....don't worry, I actually dropped the checkbook in late 06 when I discovered IHB. As much as I joke about being a knife catcher, I'm no dummy. We just extended our lease until 12/31/08....so we are not even considering anything until then. And at that point our trigger will be whether we can find something that is rent equiv within our desired specs. I'm betting we can find a rent equiv place if we look hard enough in early 2009, but maybe I'm too much of an optimist. If it turns out I am, I'll fall on my knife right here for the IHB crowd, just after I sign another lease for 2009....

We were in the area and noticed the sales balloons overhead so decided to stop and look at these homes. Very beautiful and well-planned. We liked the Residence 2 the best. I noticed that there was already one of these for rent/lease.



What impressed me about these huge homes and pretty good-sized back yards, is that there is a lot of $$$$$$$$$$$$ that will be needed for landscaping. If one was to try and immitate one of the models' landscaping, I would think it would take at least $100,000. There were beautiful old trees, brickwork everywhere, full outdoor fireplaces, multilevel pads, large stones, extensive hard and soft scape. When you drive around, you can definitely see which homes have had professional designs and which ones are just kind of home made decisions.



Anyone here know approximately how much $/sq. ft to put in adequate-to-elegant landscaping?



On the third model, you could look out from one of the bedrooms and see into the neighboring backyard. It was all dirt except for a dusty/ugly trampoline backing up to the dividing wall.
