A 9,800sf on half an acre??? haha A home like this needs to be on 1+ acres. They need a few more of those $1m price cuts before this puppy moves.

From the pictures in Redfin, I like the exterior of this property and it's nice to see a reasonable sized home on a 1/2 acre lot. The interior looks like the rest of the pictures I have seen of Shady Canyon. Also, I don't quite get these large tubs that are so common these days. I can't wait for the water company to charge the 1000% surcharge they deserve.

Can you imagine the poor folk who bought there in the last couple of years thinking that price declines would not affect the upper end?

One of the reasons men don't tend to take baths is because they don't fit in the damned tub. Large tubs are a big selling point so taller people can fit in the tub without scrunching up like a crumpled napkin.

Another $1,000,000 price decrease in Shady Canyon, or -12.5%. Are prices in Shady Canyon gonna get whacked harder than the rest of Irvine?

Dude... men don't take baths because it takes too much time.



If you really want a man to take a bath, you need to put up a flat screen TV and have a fridge nearby.



P.S. I would imagine that bathing is not the primary use for those large tubs.

You are correct sir, it is the lowest per sf price in Shady Canyon of 42 listings. Right behind it at around $550/sf +/- is 41 Golden Eagle and 19 Vernal Spring.
 
Don't know much about the high end, but it would seem $ per sf is absolutely meaningless on properties like this. When some of the lots are more then double the size of others, and landscaping could cost upwards of a million dollars, size of the house is only one small factor.

Well, I don't agree price per sf is COMPLETELY meaningless, but yes, one should take into account lot size vs house size, finishes used, landscaping etc factors.relatively speaking, I feel 30 Sage Creek is pretty balanced in terms of lot size, house size, (unlike 89 canyon creek, which is a lot of house stuffed on not-a-lot-of-land), and if you've seen 30 Sage creek...this guy definitely spent ALOT on landscaping, thus making the low per sf price even more "shocking".



I bet 30 Sage Creek will go pretty quickly. I just wish I had the 3.7M to buy it!

Is this the bottom that folks are claiming? Looks like more price declines to me.

That's only because the gov't isn't helping out those poor Shady Canyon sellers with some super jumbo loan guarantees.
