I usually get an email of the weekend's open houses and I haven't yet received anything today so maybe because of the holiday weekend there aren't any. Redfin doesn't list any for this weekend either. There should be SOMETHING open there you would think. But yes, last few times I was up in there they wanted to see the email invitation - but usually I'm able to get in knowing the address of the house and who the listing agent is.



Edit - as I was posting this I received the McMonigle Group list for this weekend's open houses and there were no Shady Canyon homes on the list...
 
You could just go to the guard gate and ask if there are any open houses to look at. That gets us into Northpark and they even give us a map with schedules and times of open houses... but they might be more strict with Shady.

That use to be enough to get into Shady, but now you have to know which open house you are going to or have an agent with you.
 
haha, thanks guys for the responses. I'd try the bicycle thing but I don't have a bicycle, maybe I could walk from the shopping center, but I don't think there's a sidewalk on the road that leads up there.



Next time someone hears of an open house in Shady Canyon can you post in this thread or PM me. If nobody responds then I guess I'll have to take USC out to lunch. Maybe I can make a PB&J and he can eat it in my backseat while we tour the area :)

Actually, there is a really nice bike path/pedestrian path that runs all the way from the QH/405 junction up over the hill and back to Culver.

I saw a sign stapled to a telephone pole out here in Riverside that said "Limousine Foreclosure Tour". Nice juxtaposition of rich and poor there, all in three words.
 
a couple of weeks ago there were seven Shady properties on Mcmonigles open house list including 72 golden eagle. More interesting (at least for me) was 59 Copper Creek, seems like a really nice property on two lots , was also open. Wish I were in town to see it.
 
There are a few open houses this weekend in McMonigle's email.

98 & 109 Canyon Creek



All three are open Sat & Sunday from 1-4

Drove by today and saw a sign with the auction website info and spoke to a broker who told me that the auction will take place next Saturday on the 6th and that no one was bidding now because people were waiting until the final day to bid. <a href="http://usauctionadvantage.com/detail.asp?id=84"><strong>Get your bids in now!</strong></a> (link) ;)

Previewed 72 Golden Eagle this Sunday. It was so big and had so many rooms, I was unsure what one would do with some of them.

The auction takes place online. I have toured the home before and thought it was one of the lower build quality homes from the very first phases within Shady. The stairs leading down to the home theater are at a steep angle so that was a major negative. Also elderly or stair challenged visitors have to go up a staircase to get to the front door so another negative there.



Re: 7s Golden Eagle - didn't like the design, a little too 'old world' for my tastes, I understand the push for authenticity but its a little much and the <a href="http://www.floorbiz.com/flooring/images/seagrass_carpet.jpg">seagrass carpeting</a> was unappealing, did you try walking on that in bare feet? ouch - and imagine how dirt and debris would embed itself into the crevices.
 
I was looking at the lot 33 Needle Grass, and the downward movement in the last month has been pretty dramatic:

The following is not a smart alecky answer. It is a serious answer.

A reasonable price for that lot is whatever someone is willing to pay for it and the seller is willing to sell it for. All the comps in the world are irrelevant if no one is willing to buy it at that price.
