They probably want to get ahead of the supply that is coming on line soon at Stonegate and Laguna and are doing anything they can to pull in sales. Im guessing these builders know that on new product everyone pairs up with a realtor that is going to give them most of the broker co-op back, couple that with some 3% down FHA loan and its minimal out of pocket costs which im guessing helps sales.

Compared to the pricing over at Laguna Crossing, these are a bargain.

Nope, not full commission....the buyer's agent commission on MLS shows only as $10k.  So they haven't gotten "motivated" yet....

i wasnt sure what to think about that email when i got it. typically dont they save the best for last? to fetch the best price as they continue to raise the price each phase? im wondering if they are pulling their best lots up to maximize the price they can get the larger/more private yards now vs down the road as prices continue to decline and/or more competition from the other TIC developments.

This phase is for the west lots, about as close as you can get to the toll road.  Note that email says large private side yards, but does not mention the 4'-5' backyard depth.

Mate, I would prefer to have a back yard with > than 4'-5' depth.  I cannot enjoy a cold amber one within that space.  Also, what's the joy of looking out of a rear facing window and observing a concrete masonry block wall?

Some of the people selected reacted as they just had won the lottery. After it was done, the sales people were surrounded by the ones that did not get a house and asked why they were so low on the list and when the next release comes out.

I hardly doubt that the "priority" list is as long as it used back back in 2010 with the free government cheese.

So true...it is a bit strange that the newer floorplans have lots of windows on the first floor but most of them are like a foot away from the "backyard" wall...And the Cali Rooms are nice, but with the "backyard" wall being so close to the Calif Room, it really makes the inside of the house dark...

 
Stopped by there this past weekend.  Didn't check prices.  They are releasing Phase 4-5 soon if they haven't already.  Phase 8 is the last phase.
 
As with everything else, they aren't selling as fast as they would like.  They released 4 and 5 over a month ago, and from what they told me it will still be a while until phase 6 comes out.
 
The price of Las Ventanas Plan 2 must be hurting the sales of Sevilla's plan 2 and plan 3.  For a little more I can buy a true SFR with a driveway and have only 1 HOA, easy choice for me.  However, if they bring down the prices by $30k-$50k that would make the choice a bit more difficult.

The actually raised the prices from Phase I to Phase II. Last time I visited they showed 28 homesites as sold, about half of the total homesites they have.

The spread between Las Ventanas plan 2 and Sevilla Plan 3 is about 40K. I guess that's what a driveway is worth these days.

40K comes out to $208/month of principal and interest
