I, for one, am really happy that those two Amara homes are still not sold. I'm hoping they will lower their price.

either they lower the price and provide no closing credits or they don't lower the price and give a massive closing credit which I don't think they will do.

Well, I hope they lower the price because that will send a message that buyers are pushing back.

They generally keep the sale price as is and give closing credits instead. If they lower the comps, it will be difficult for them to sell the future lots at a higher premium. It can potentially be an issue for buyers in contract to know they are paying a higher price.

It's true about future sales. However, I don't think the second point applies since these two remaining homes are ridiculously higher than the ones in contract. There hasn't been any plan 2 that is close to $1.7M and the 3X at $2M is even more ridiculous.

Either way, the longer these homes stay in the market, the better for buyers.

I'm really happy that I finally got my Bluffs 2 home. Otherwise, these crazy prices will make Bluffs 2 unaffordable for me.    Bluffs sales lady already told us that base price for Bluffs 2 that will be released this week is going from $1.48M to $1.5M.

She wouldn?t tell me the credit. Homesite 15 also sold too now. Let the FOMO continue? I think we should be concerned about these types of situations. It?s not sustainable long term.
