Sendero in Rancho Mission Viejo

NEW -> Contingent Buyer Assistance Program
Looks like they're selling well.  From OC Register dated January 2015:

Rancho Mission Viejo?s first neighborhood, Sendero, has 125 homes left for sale of the 941 built in 11 neighborhoods. That includes the Gavilan community, an age 55-and-older enclave.

The next neighborhood will be known as Esencia, three times the size of Sendero, expected to open in the fall.

A total of 2,700 homes, plus an apartment complex, are slated to go up on 860 acres east of Sendero in a series of neighborhood terraces. Some have views of the ocean. Neighborhoods will again include plans for residents 55 and older.

Although prices and home plans aren?t yet available, the community will include a K-8 Capistrano Unified School District campus, clubhouses, parks and playgrounds and open space for hiking.

Rancho Mission Viejo was listed as the top-selling new master-planned community in the state last year.

Someone should do a sequel movie called "Day without a Caucasian".

All restaurants will still be open but there will be no one will be there to eat at them. :)

I visiting Sendero a couple times, and was surprised how the prices varied so much. It looked like some builders prices were really competitive and give a great option for some good sqf in OC, while others were just really over priced. If the right plan (with the right builder) was chosen, I could see it being a good buy.

But I have to say that the community is pretty secluded and everyone is absolutely correct about the congestion issues that are going to arise. Being pretty familiar with the area, the Ortega exit is a MESS and that slight extension they did recently has not changed situation at all. Once they add the thousands of homes, the 74 is going to be an absolute nightmare (being the only was in and out really, if you travel north). The only positive I do see is that they are extending La Pata to San Clemente and once that is complete, will create really quick/easy access that that city, without the need to get on the freeway. This will be nice once the outlet mall opens with all its added entertainment.

Even though the extra sqf would really be nice, the extra commuting time and seclusion was just to unappealing for me personally.

Went to visit a friend in Rancho Mission Viejo and was pleasantly surprised with how the community was built out.  I liked how it's further away from the rest of civilization, but can see what a pain it would be just getting to the freeway.
