San Marino is going to be next to Sonoma.

 
awesome!!! im guessing san marino is going next to carmel II/ sonoma?  the floorplans look great!!!  now if they'd just knock $200K off the price....
 
Seems like San Marino in Woodbury is the only one with floor plans... I like Plan 2 and 3.

Seems like they've been reading TI, some of the features in their models are:

- Walk-in pantries
- Upstairs laundry WITH sinks
- Ability to add a secondary eating area (between Great Room and kitchen maybe?)
- Downstairs bedroom
- Upstairs loft (only Plan 3)
- His/Her master closets
- Isolated master shower (yes!)

But, alas, still only 2-car garages. C'mon... at least throw in a 2.5 or a garage with storage (ala the Las Colinas Plan 1 Version 2.0).

That the only place left in woodbury for a SFR.  The plans look just like modified sonoma 2 and 3 plans.  Does Irvine Pacific actually build their own homes or due they contract out that work - I still think they hired to sonoma builders to build for them.

All the homes in the New Home Collection were technically Irvine Pacific (AKA The Irvine Company).

The individual builders were contracted to manage and sell the products. If you look at the MSC SFRs, they have similar finishes, sinks and tubs.

The stuff in Portola Springs are still by each builder (I think) but Stonegate might be IP as is Laguna Altura.

The San Marino plan 1 looks a lot like Sonoma plan3, except Sonoma has the loft.
 
i'm probably missing something here because i've only rented and am thankful to just have a washer/dryer in my own balcony, but what's the big deal with having a laundry room WITH a sink?? it seems like everyone here places such great importance on that.

It lets you HAND WASH if you can't afford a washer/dryer after spending all your money buying the house.

LOL!! i probably would have found that out the hard way! then they should also include an option for a "solar energy" clothesline in the yard.

Not sure if everyone values that... I don't even think everyone likes the laundry room on the second floor.

It's just like a 3rd car garage, if you don't have one, you don't really think it's a big deal but once you do, it's hard to live without it.

We actually used our laundry room sink to give our baby baths since it was deep and then the counter next to it was the perfect changing table... and clean clothes were a turn away.
 
Will these be zero lots like Sonoma?  Again, no windows in the kitchen areas (fresh air ventilation is nice near cooking areas) and no TV wall.  I wish we have the option to get rid of the fireplace in favor of a TV wall.. I bet alot of Chinese families will use the California Room as the "Wok" Room.

I doubt they will me zeor lot lines.  These lots are 5000+ sq ft, so they should have a good size yard also.  Of course, TIC will make you pay dearly for it. 
It looks like the Plan 2 has the TV wall, just like Carmel plan 2 had it.

It looks like TIC has redirected those secret links to their regular Portola Springs homepage, except for San Marino, which is public.

The California room entrance/sliding door is off to the dining room.  The opposite side of the TV wall would be windows to California room.
