Yeah, close to Tustin Marketplace, the 5 freeway, no apartments, and close to a lot of places.
 
Thanks ... plan to go check out the Irvine alternatives soon.. our agent just sent us a few options in the west park area .. low 900's for 4 bed 3 bath. .. and mid to high 700 for 3 bed 2 bath  .. not sure its value for money. But will go check it out too..

The drive isn't a big deal from RSM/Foothill Ranch relative to home price savings. If schools are an issue, RSM Catholic or even Crean Lutheran could be affordable alternatives given the home price difference between the areas you're looking in.

It's an amazing yet real and powerful draw of a $1m detached condo 2CG home, MR and sometimes 2 HOA's in Irvine compared to a 2,600 SF SFD with a 3CG on a 10,000 sf lot 6 miles away from Jeffrey and Irvine Blvd.(example: 25575 Fallenwood, LF). The payment difference alone is equal to 2 kids getting a private school education.

Location, location, location rings true.
 
I'll throw my hat in here - Baker Ranch fits the bill for you from what it sounds like.

We wanted the same thing, 4bdrm, backyard, no motor court, under $850, new (or built after 95), no mello roos.

Baker Ranch has it. Close enough to Irvine, zoned for Foothill Ranch Elementary (excellent school as SoCal will attest to). It's not Irvine, but it's close.

Foothill Ranch is a good option also if you can find a resale that you like, but if you want newer, Baker Ranch is a good option right now.

eclipxe is right.  Basically you want something that costs X but you're only willing to pay Y.  If you already got your Obamaphone maybe you can ask him to get you an Obamahouse too.
 
I don't know what Columbus Grove looks like these days but prices should be a little cheaper out that way with bigger lots.

West of Stonegate (Paseo Northwood I think) but expect more of the same that's at Cypress Village and Stonegate since iPac is the builder.

This house has a nice location - cul de sac down the street from a pocket park.  The price is pretty cheap which will allow you to use additional money to make it your own (add another room?)

Your husband drives to LA a lot? Then he shouldn't mind driving to get some more authentic "Asian" food.

Make a matrix with the Y- axis being the things you value about houses.  (location, proximity to food, lot size, neighborhood feel, etc)  Then assign "total points" to those attributes.  The X- axis can be different neighborhoods.  Put the names in and then you can start adding specific points values.  You will notice that you may start to change values of different categories when it's like this.

Good luck.  I'd suggest driving neighborhoods or walking the neighborhoods to get a real feel of how they are. 

You can't go wrong with Irvine either.  If I had a 1.1-1.3m budget, I would be living in Irvine.  However, when we took into account what we valued and our budget, Irvine didn't rank highest.

@Coleman .. That hike does look nice.. will check out the listing this weekend.

@IrvineCommuter Colibri was a no go for us... the homes are tooo close to each other.. inside of the house a bit dark and claustrophobic. But its a good floor plan none the less but not good planning around the house.

I do not have a math degree.  I have to point that out to not discredit people with actual math competence.  Also, not to pick any bones but my degree is also not from an Ivy league.  :-*

No matter how hard I tried, I couldn't use my fingers to do any multi variable calculations.  I even took off my shoes to use my fingers but that was no help!

Looks like Cypress Village East is coming as well as the rest of Stonegate.  I'm sure GP is going to start on more construction soon.

As for Mello Roos...part of it is tax deductible so you get a moderate discount than the full sticker price.
