On my flooring project, I measured myself the area that would be covered by wood floor to be 1,300 sqft.  Eric from Venetian came to the Saratoga Model and measure it (or estimated) to be 1,600 sqft including overhead.  Is the overhead really 23% of covering area?  Eric seems to just subtract the area not wanting wood floor (Bathroom, Laundry room) from the overall living space.  How are your contractors measured your houses?

Typically flooring contractors will add 8-10% to the measured SF for scrap to calculate the material and labor, it shouldn't be 23% that's for sure.  I would give him your measures or measure it with him so you guys are both on the same page.

Oh...the joy of home ownership.

What happened to the garage epoxy?  Who did you go with?  Any photos?  I may be doing my garage next week and would like some details on what may go wrong in order to add some hope that I can do preventative work to alleviate any future problems.

I think we went with Vision?  My wife picked them.  Basically, the floor is rough, the guy didn't tape the walls (splattered on to the walls), and the portion of the epoxy on the walls do not have good coverage as to the white chips.  They're coming out to fix  it.
 
This is actually not a new feature, but a different marketing plan. The full driveways are the homes at each outer corner. I forget the premium you pay for those, but I think it's between $10k-$20k.

I wonder if their sales have slowed. They used to have people waiting just for those locations.

There were 4 sites in the original Saratoga plan with driveways...they cost $30,000 more.
 
The lot all the way at the top here in this photo (I think it might be lot 104) was priced at $880,000 - driveway and they see it as a premium that you have no one living behind you or next to you.

Doria apartments?  All the apartments in Stonegate is near Irvine Blvd IIRC.  Saratoga is on the SE corner of Stonegate near Portola and Sand Canyon.

This is the pricing on Saratoga Release 20 (maybe two weeks old):
Plan 1 base price: $755,900
Plan 2 base price: $816,300
Plan 2X base price: $836,300

Went up $50K since February...Plan 1 is $90K up from phase 1.  :-\
