For those of you looking at these homes... do the new ones represent a good value compared to resale in Irvine?

Do they represent a good value overall?

I ask because many say that Irvine still has a way to drop but it seems like these are well priced.

for the same price, I'd rather get 3 BR attached products in West Irvine

this floorplan is slightly larger, with enclosed front yards, 1 extra BR and slightly less HOA. Assuming people who live in these homes are young families (high school is not an major factor), Myford Elementary is actually not much worse than Stonegate Elementary; middle schools are comparable as well.

I just bought a unit at Santa Clara.  For me, I absolutely had to have a brand new unit with a corner 2-car garage.  Although, for me it was above what I really wanted to pay, I really liked the floor plan.  I was a fan of Santa Barbara's Plan 1 and Santa Clara actually exceeded my expectations versus SB's Plan 1.

I'm satisfied with my purchase after reviewing my appraisal report there's no doubt I would have still chosen Santa Clara.  However, I definitely would not call Santa Clara a good value.  I still think I overpaid, a good value to me would have been right at $400k.

Did you get Plan 2 or 3?

I believe, the corner garage is only offered on Plan 3.

I know alot of potential buyers like the Plan 2 layout.  I see the benefits of both.  However, for me, plan 3 works out best because I wanted the two bedrooms to be next to each other and I also liked how my deck will eventually face the paseo.  Most importantly, I have a corner-end garage.

Assuming both Plan 2 and Plan 3 were priced the same, I would have still went with Plan 3.  The only part I don't like about Plan 3 is I can't install hardwood floors in the living areas since Plan 1 is below me.
