Since most of the TI topics are geared towards larger plans (i.e. Las Ventanas, Maricopa, etc.) and SFR (probably due to the family and income level of most members), I wanted to make a topic for the cheapest attached-condo product during this first release of homes in Stonegate.  I wanted to hear some of your thoughts on the plans, location, layout.  I'm interested in this tract since I'm a bachelor looking for a home with no plans to have children in the near future.

I went to the grand opening this weekend and think I liked Plan 2 the best.  I know that a stairway leading up the first thing you see when opening a door is a turnoff to most people.  I think I'm okay with that.  The high ceilings in Plans 2 and 3 were nice.

Phase 1 pricing:

Plan 1: $348,000
Plan 2: $410,000
Plan 3: $425,000

Base Property Tax: 1.05%
AD Tax: $1,350
CFD Tax: $1,700
Other Taxes: $149

Overall Effective Tax Rate: ~1.9%

Master HOA: $110
Sub HOA: $193
Total HOA: $303

Although I am far removed from a bachelor, I concur with your Plan 2 affinity.

It's the only one with an island and having the separation between the 2nd br and the master is plus for privacy if you ever have guests over or need to get a roommate to cover those HOA/MR bills.
 
Plan 2 would be my choice....don't even think about Plan 1 with the one-car garage (that'll be a killer when it comes time to sell or rent).
 
That seems pretty expensive for a condo.  According to my calculations you'll be paying approx $928 a month before you begin to pay any principal or interest.  Ouch!
 
Based on the floor plans, Plan 2 looks the best. I like the separation of the Master and guest bedroom--more privacy.
 
The second phase was released last night. Irvine Pacific has reacted to the popularity of the plan 2 by flipping its price with the larger plan 3. 

The revised pricing:

Plan 2: 425k
Plan 3: 410k

What does everyone think?  Is the slightly (17 sq ft) smaller plan 2 worth the price increase?  Does the reduced price make the 3 more appealing?

Considering that Woodbury attached condos around selling around $300/sf +/- these condos are overpriced.

That's pretty messed up.
 
Call me crazy, but bedrooms sharing walls should be a major design faux-pas.  For God's sake- at least spare the Master.  I'm sure if Plan 3 didn't suck so much they would have increased that price along with Plan 2's price increase.  They couldn't even hold it steady though because it is inferior.

I honestly wonder sometimes who designs many of these plans and what kind of education/experience is needed to do so.
 
I think there are pros and cons to all three layouts.  What do you not like about the 3 beside the bedrooms being back to back?  Although the plan 2 seems to be most popular and is sold out, will the fact that your only view is of the building next to you be a drawback?  There are no other buildings around the models for a reason.  In my opinion, once people move in to the 2, they will see nothing but garage doors and the unit across from them. Any thoughts?

I can see your point, for some of the 3's on the site plan.  Some of the fronts of the buildings are street parking, while some appear to be paseos facing other units directly.  I suppose it depends on what kind of noise you want.  Kids playing in the paseo, street traffic, or garage doors opening.

It also appears that some of the Plan 2's balconies could be overlooking a paseo on the side while NOT backing up to a garage...since many of the buildings alternate between horizontal and vertical orientation on the site plan.
 
When I went through the models during their grand opening I overheard someone say that there are certain parts of each upstairs unit where you can't have wood flooring.  Does anyone know this to be true?

i don't know about santa clara, but my cousin bought a attached condo in portola and they are now allowed to do wood flooring for the stairs... it's actually in their cc&r.  the reason is to limit noise, their unit only shares walls to the left and right (no neighbors above below)... so i can see (not that i agree with it) that they could have have rules like that for home where neighbors share floor/ceiling.

Thanks for the response, does your cousin have any restrictions on the flooring throughout the rest of the unit? living areas, bed rooms etc?
 
Most attached products have a CR&R clause that prevents you from putting in hard flooring on the stairs.

When I was about the purchase in Treo @ Woodbury, it was in the CR&R.

When that fell through and I was about to purchase in Santa Barbara @ Woodbury, it was in the CR&R.

I think unless you live in a detached product, it will be in the CR&Rs.  And yes, it's to prevent your neighbors from hearing you when you go up/down the stairs and vise versa.
