Oh maybe not. The District one had told me they are remodeling the Marketplace one… unless they want to be even closer to In N Out.Are you sure? They took the signage off the top of the building.

We were down for a few days and Uoko was our first destination - impressed as much as at any time. Incredible bluefin and uni. Japanese being spoken at the tables is always a good sign.Used to go to Uoko years ago... maybe I should visit for nostalgia.
There are actually quite a few specialty coffee shops in/around Irvine, but I wouldn't mind more.Is there a need for more specialty coffee shops? I see so much boba.
One day I'd like to sit at Orobae and see how many $7 drinks they sell in an hour.It amazes me how many coffee and boba tea places are in Irvine... and they are mostly busy.
Just like KBBQs and Shabu places.
That's some good coin IHO!You can also get cafe suda at almost any Pho place in Irvine or not in Irvine.
@aquabliss: I have it on good authority that these boba places can move 50-75 drinks in an hour.
