Renter vs Home Owner

NEW -> Contingent Buyer Assistance Program
What's up everyone.

I'd like to do a little research on how many of you here are renter vs home owner.

if you are home owner, select YES. NO for renter

Thanks for participate.

i own a home through an llc which i rent it out to myself and sublease a section to my wife.....tax evasion purposes. We also run a puppy mill in the backyard and have cock fights in an illegal addition of a cellar. Where is the option for that?

jcaraway

You should maximize land use and use part of the home as an illegal alien drop house and the upstairs as a bordello. That would be highest and best use.

Enjoy

Do you really do this? With the HMID I have often wondered if this structure was necessary. I suspect many people would do this if that tax break were ever eliminated. I imagine you are able to write off depreciation on your "rental" property that way, although I don't know if you can still claim a capital gains tax exemption on the proceeds of the sale.

i can not go back to modify the the poll question. Bad web design.

Welcome to the forum, Mr. Vick.

Actually, I think it's a smart design. We wouldn't want someone to change the question after the poll has taken place. They could change the question completely after the poll has already taken place.

right after I posted the question, i could not even go back to modify the poll question eventhough there wasn't any vote yet.

I wasn't even aware we could create polls. As for the design, talk to Expression Engine.

Oops. Saw the question "Are you a renter..." and hit the yes button without reading the directions. So my vote was cast as a home owner even though I'm a renter. Sorry...

Yet another new topic for you in "Nude Tech Support"!!! "How to create a poll" :-)

Nude: just make sure it's "How to create a poll" and not "How to create a pole"!? Or else we'll have all the "S - Factor" students seaching the site for their new home additions!

I rarely create threads, so I must have missed that option when I created NTS 2.0. If it becomes an issue where lots of people are having problems, then I'll add a post on it.

I just received an email from the Irvine Company comparing renting vs. owning.

According to The Irvine Company:

When you own your own home, you?ll enjoy many benefits that run the gamut from pragmatic to psychological.

On the practical side, instead of paying rent to someone else every month, you?re investing in your future. The tax advantages alone appeal to most homebuyers, as mortgage interest and property taxes are deductible. The potential for home equity is another highly motivating factor.

Although immeasurable, the intangible benefits of ownership are equally important and, for some, even more compelling. Homeownership instills peace of mind, a sense of permanence and stability, and pride of ownership. Plus it offers the freedom to create your own environment?whether that means redecorating, remodeling, planting a new garden?or just knowing that you could if you desired.

Of course given the small size of lots and strict HOA rules, that will be one very tiny garden and you can choose whatever color of your home you want as long it is bland :-)
