<p>8 Mozzini Aisle listed for $504K is in my mind an unprecedented confirmation of where this market is heading. I live in Westpark and have looked at many, many homes and townhomes here over the past couple of years --- including several in the same gated community as this one. I have not seen anything listed less than $600K in that community --- and can recall some of the detached models (same sq ft) listed for north of $750K. The fact the we now have this one at $300/sq ft --- and still on the market after 64 days ---- really brought it all into perspective for me. I'm sure all of us market watchers have had a "wow "moment over the last few months, this one is mine. </p>

<p>Of interest, it appears there are 5 other 3+ bedrooms in this same community listed on Zip --- ranging from $605K - $695K. WTF!!!!</p>
 
<p>I've been watching Corte Bella units start to dive bomb the rest of the stuff in Westpark. Brio and Aventura sellers just look dumb when 400 more sq ft can be found for not much more money. The best Brio has to offer is still $396/sq ft. </p>
 
<p>Wow! That was a 2/1.5 - 1088sq ft. Purchased for $459k on 8/31/05, listed at $560k last summer, reduced to $501k in Aug 06.</p>

<p>If the seller had quit screwing around trying to make a quick buck last year, they might have gotten out intact.</p>

<p>Edit: I just saw where Graphrix made the same speculation a few weeks ago. Was there something wrong with this property? $374k seems too good to be true.</p>
 
<p>I had to check 1 Salviati is for sale for $439k, 3 Crivelli trying to catching the knife on the way down to $499k and 24 Imperial for $509k. It will probably take the bank at least three months to put it up for sale and by then 1 Salviati will be down to $409k. They might as well just call REDC now for the auction in August. </p>

<p>By the way oc_fliptrack are you thinking about going? I'm thinking about it. The thing that is holding me back is the 132 LA/Ventura properties that I don't care about would be a waste of time for the 42 OC properties.</p>
 
Ugh.. I think I'd pass on that. It would be nice to have real-time info on final prices. Oh wait... I don't have a blog anymore... I don't need that info!
