<p>We looked at that home during an open house many months ago when the property was listed with LeeAnn Canaday. The agent sitting on the open house was on her cell phone when we walked in and she barely acknowleged our existence, let alone get off the phone or even say boo. The home itself is beautiful, but was way overpriced at the time. I guess the family living there was in a hurry to leave for the day, because the kid's room was messy and there was an unflushed mess in the toilet. My wife was grossed out, and no matter how much she liked the house, she disliked every thing about it after seeing that bathroom. If LeeAnn or any of her peeps read this blog, you may want to brief your agents to do a quick check of the rooms and to be polite to the looky loos. Someday we are going to buy, and the wife does not forget bad experiences and the name on that sign. </p>

I've visited this neighborhood before...like many of this era, some parts are packed in without driveways,and other areas are much better with full driveways. The best-located places are ones like the property 24 just posted on, since they back to the hill and have yards.

If that doesn't win first prize blue ribbon in a market-chaser award competition I don't know what would. Interesting that the previous sales price would indicate they should have tons of equity. Seems like a possible HELOC/cash out refi case.

i saw that listing last week. it actually wins my vote for the most WTF price.





$600/sqft for a pergranteel 60s house with low ceilings and a bad high school district was amazing. I think that they are still wishing at $300.





if the sell it soon (how likely?) by dropping it to $500k they will be lucky (though not much has moved in mesa verde lately!). ultimatley, i think that area goes back to 1999-2001 pricing of ~$300k
 
I don't see how a sane person would bite just yet...the expectations have been set that they will drop the price again by a relatively little bit, and then by more.
