I give Van Daele a little more credit than some might. I feel that their floor plans, and quality are up to par with any of the builders people put in the Top 3. I wish their Costa Mesa project was in a better school district, those homes are beautiful.

See... we can agree on some things. :P

Aesthetic value will always vary according to the eye of the beholder, and unlike economics isn't governed by timeless and proven fundamental market theory. So yes, in this case we agree.  ;D

brookfield is good, easy to work with, good quality of the house.

KB is at the bottom, hard to work, cheapest material

Just overall constuction quality... these were the detached courtyard condos that were so ubiquitous at the time.

Such as bouncy floors, or corners that are not squared?  I've heard a story from someone I know that they wouldn't use curtain rods because the windows (or the drywalls around it) aren't level.  So, a level curtain rod would draw more attention to the "defect".  The builder is Richmond American.

Van daele fee built that project for private equity. they didn't make product decisions on summit crest.

I think the fact that this thread became so derailed proves the point that buying a new home is a completely unique and subjective experience. A lot of you have similar biases cause the only thing you know is the ranch and have only been in the RE game for a couple years. Things change rather quickly in this game (as proven by Van Daele, Irvine Pac, Tripointe, New Home Co)
