Quality of life in Irvine vs. Tustin Ranch

I should have included duplexes and triplexes too, rather than just apartments and condos; Tustin south of the 5 has a large concentration of multi-family structures similar to Costa Mesa.



Ok, Tustin Meadows and the nice SFR tracts off Walnut as you approach Irvine are exceptions. But the other 1960s SFR tracts along McFadden, Mitchell, Walnut, or Sycamore are basically adjacent to, or surrounded by, aging multi-family structures. The aging condos along Mitchell and aging duplexes along Sycamore are 1/2 mile from any freeway, much further than a few hundred yards.
 
After driving through North Tustin, I cannot imagine ever purchasing a similar priced SFR in Irvine.



All the elementary schools are excellent, just like Irvine. Hewes Middle School is very good IIRC ? The fact that Foothill High School can rank 14th in the OC Register poll while accomodating south Tustin non-English speakers is remarkable. No Irvine high school has the same challenges.

yes, it did. the middle has been replaced with the 55 fwy, but from the end of the 55, it is still newport through CM to balboa peninsula in NPB.

Was like a country highway from the 405 to 19th St, sort of like Laguna Canyon Road minus the mountains.
