Quail Hill Update

NEW -> Contingent Buyer Assistance Program
Got a flyer from the Murdian group on my door that indicated 16 closed escrows in QH during the month of May (or maybe it was April), with 44 units for sale. These figures indicate less than 3 months of inventory in QH. Not exactly a bearish set of numbers.



Conversely, I have two interesting stories about Jasmine. A friend of mine mentioned that one of his neighbors, who appeared to be "livin large" for years, repleat with a decked out BMW X5 (with the license plate Kreator for those of you local residents). Well, this gentleman recently dissappeared and on his door was a Pink Sticky. The same friend told me another story about a Jasmine couple who admitted to "camping" in the Jasmine condo for 6 months. The water heater broke around Christmas, and they have been unable to afford to get it fixed...



Sales prices are down, and the recent escrows continue to close at lower-than-recent-comps prices.



My question is, what is going on with the reported inventory? Something tells me there is a few missing units from the total (perhaps REOs?).

Sorry to threadjack. I think that $ 2.00 is for Laundry not Dry Clean.



I wear those damn Tommy Bahama shirts that are "dry clean" only.

Was taking them to the guy by my office in Orange. But he was doing a

crappy job for $ 3.50 They still seemed a little "Unfresh".

The Quail Hill Favorite Cleaner was $ 5.25. Now she jacked it to $ 6.00

I know a couple spots in Westminster, Garden Grove, and Costa Mesa that are still $1.75 - $2.00 per shirt, dry clean. :)

What kind of crappy homes are they building these days where the water heater breaks after a few years?
 
You guys are making fun of the place where I live. haha I was lucky enough to buy my 1,850sf 3bd/3ba in Phase 1 back in late 2003 (closed in late 2004) for $520k with a 5.50% 30 year fixed loan so I think I'm in OK shape.

It's a nice place, most everyone here likes the place.



QH is our favorite place watch because a large portion of homes were bought in 2005-2006 with zero doc/zero down option arm loans at the very top of the market.

The reverse time machine isn't too far away from that now - except for the financing ...

Quail Hill is very nice.

Even if I am just an IAC slime ball renter.



Someday when it make sense I will invest and buy a home. And Quail

Hill would be great. But for the forseable future. The advantage of renting

vs. having the disease known as equity burn. I will keep renting and saving.
 
I rode my bike around Quail Hill. I even took a camera. I couldn't find any pink tags. Does anyone know which streets have them?
 
Profette, look for Pink Stickys in the Jasmine, Ambridge and Casalons. All the condominium units. There is currently one on Perennial on 31-59 courtyard.
