Quail Hill Update

Talked to someone who was out dropping realor flyers in Quail Hill this morning. They drop these flyers by the front door around 4:30am - While it's still dark out.



Apparently, he came across something he hadn't seen before. In addition to numerous 'pink post-its', the ones verifying that the homes are abandoned, he came across 5 homes where the DOORS WERE WIDE OPEN AT 4:30AM. The houses were vacant and had obviously been recently ransacked. He told me that out of 200 houses he dropped to, 10 or so had the 'pink slips' on them, and of course the 5 which were open... It was too dark to really judge how many were vacant, but he says "I would guess a little less than half were empty"!



Is it really that bad down there? I am going this evening to inspect it myself. That's an extreme percentage of vacancies, tough to believe!
 
I remember almost a year ago that one of my friend living in OC told me that people packed and left their OC homes with doors wide open during the 1990 - 1995. It was really hard for me to believe him. Even when I was looking for office spaces in Irvine ayear ago, the inventory for rentals were really tight. Things are starting to change real fast.

I remember looking at a property there for $1.7. I thought I can probably get it for 1.3 but someone swooped in and paid 1.65 or something. I could not believe it. The place was like a box with minimal privacy but was huge at 3600 sq feet.



Quail hill was also out of the way...... With more like inventory coming in via laguna crossing.

I went to the Albertson`s last night at about 8:00 PM. Looked to me like I was the only one in the store. But plenty of people at the Arco this morning at 7:00 AM. Yikes $ 4.67 for Premium. This is going to get ugly fast. Still seems like the vacancy rate is getting higher at my IAC in Quail as well. The small business people and the little restaurants in the Quail Hill Center must be getting crushed too.



I went to the Montage for a drink on Saturday in the Lobby Lounge. Normally on a Saturday in June this place would be packed. It was so dead it was beyond real. 1 Server and maybe 4 people on the balcony. The high end is getting hammered too.
 
I dunno about the Quail Hill mall. Some stuff went (ex. Flower shop gone), but the parking lot is packed at lunch M-F, which is new. The restaurants are doing well. Maybe the nearby businesses (hospital etc) have employees that are staying closer to work for lunch (ie. cut down on gas bill)?
 
One of those houses was mine, I went away for a weekend and left my garage door open. When I came back there was a flyer placed all the way in the back of the garage, so they clearly entered it. None of the stuff was gone though.



QH is indeed nice and quiet, although there is children's laughter sometimes heard on our street. I hear it cures cancer, but I am not sure.

It struck me that we are so complacent when it comes to security here in Irvine. I guess with such low crime rates here we tend to let down our guard. I just was just walking around our apartment complex late at night and noticed many people who leave their windows wide open and even one person with the keys still attached to their door!!!

They look kinda like UPS notices on the door, except they are pink in color... and when you read them they say something like "This house confirmed abandoned" or something similar.
 
thai bamboo and bacchus secret cellar have pretty loyal clientele (counting myself and friends). they're unique which gives them an edge, i hope! the japanese/korean restaurant and high end doggie store are screwed.

Have not been to Bacchus in over 2 months. Did they get the screwy Liquor License issue fixed?

I miss buying a full bottle and splitting it with my date. Getting it a taste at a time sucks. Mitsui is your typical Korean owned Sushi Bar. Not bad but nothing special either.

Lately its been a little better on the food quality.



Do you go into the Chinese Jade joint ? The crazy girl that works the bar on the weekends

can be "entertaining" on occasion.



If that damn cleaners raises it prices one more time I am giving up on them.

Its up to $ 6.00 a shirt for dry cleaning.
 
i go to the drycleaner on jeffrey and irvine ctr. korean-owned. they have a drive-through which makes it very convenient. i think about 1.75 for a mens shirt? its cheaper if u bring in more items.

They should just use spray paint on the door, like they did in New Orleans, after the flood.



you know, the cross with number in each section for abandoned, bodies found, etc





Don't think that will affect prices in QH, do you?

What $6.00 a shirt? and you still frequent that dry cleaner? Seems like price gouging. I'd be long gone from that establishment, heck I was a long time customer at another dry cleaner until one day the owner just sat there while I waited 5-6 minutes since the "clerk" was in the bathroom. I left and will never go back.
 
I will never pay more than $2.00 a shirt for dry cleaning! I'll drive all the way to Westminster - the savings from 1 shirt are more than a gallon of gas!
