Purchase agreement with Irvine Pacific

NEW -> Contingent Buyer Assistance Program
My sales person, although nice was very straight forward about the agreement.  She said if you don't like anything you see in the agreement, you don't have to sign it.  But that also means you don't get that house.  Pure and simple.  Ball is in your court.  Do as you like.

And as everyone on this forum knows...there are plenty of people waiting so up to you.

I bought in Portola Springs from a non-TIC builder and was able to negotiate the T+Cs. This was in Feb 2012 though. I read all of the fine print.

what did you negotiate?

USCTrojan - it wasn't Las Ventanas (I have a detached condo) but I did get an incentive of over $20K plus a discount of $30k from asking price.

They had a clause in the contract that I couldn't flip the house or immediately rent it out and they literally tore up that page when I questioned it.  They agreed to increase the time before closing from 30 days to about 70 days (the home was already built). There were other minor items that they marked up with my requested changes and got signed by a higher up. Since the home was already painted white they agreed to repaint the bedrooms at no additional charge. In Portola Springs it was a pretty strong buyer's market for detached homes a year ago. Casero had several homes already built with no buyers that they kept dropping prices on for 3-4 months.
