I am not the only one watching the market and noticing interesting properties. Any of you who wish to contribute a property you find interesting, please post it here. The property must be in Irvine to make the front page of the blog. Here are the categories I look for:





Flips -- any house for sale that was purchased in the last year.





Knife-Catchers -- a special flip where a house is put up for sale within 6 months of purchase, preferably within 30 to 60 days.





Rollbacks -- houses with an asking price below a previous purchase price. The farther back the purchase date the better.





WTF -- prices so high, so ridiculous that they are beyond wishing prices.





Miscellaneous -- any very unique property or situation that may have a larger story to tell.





Any suggestions will be welcome. I will look at each property, but not all of them will make the main blog.

Redfin shows this at around 120 days on the market in two different listings. Is this a recycled listing you have been tracking?

How about MLS # P565268. The asking price seems very low for a new SFR (new Northwood). What looks to be the same house (but newer) is asking approx $70K more (MLS # S494594). Do we have a flipper in trouble?
 
<p>They were purchased in 2004 and 2006 with price of 792500 and 847500 a 55000 diff. So naturally one is asking for more and yes he is in trouble. Anything bought in 2006 is selling at loss. I haven't come accross one that has sold with profit.</p>

<p>Here is one from turtle ridge.. the owner bought is as a flip and never lived in it. </p>

<p>The seller has also spent lots of $$$ in upgrades and is including 3 flatscreens in the purchase. Id say this ends up being over 100K loss</p>

ns2524 - That one is another one that actually sold at the foreclosure auctionon 6/27. The opening bid was $734,700.00 and it sold for $734,700.01. Yep a penny over and no one else bid after that. So really it is worth $734,700.01 to them but I don't know about anyone else.
