Priority list problem with Mendocino UPDATE

NEW -> Contingent Buyer Assistance Program
When demand is high.. the customer service at these sales offices go from 7 to 0.  lol

Personally I wouldn't want to have unnecessary friction (at least publicly) with the sales people.  Assuming you close, you will still have to deal with them on a lot of things before closing escrow and they can make your life very difficult if they want to.  I'm sure they also "gossip" to the design center people and maybe the construction supervisor and it can really be a tough one for you.

I would either just quietly select the next best available unit if you really like Mendoccino or walk as others suggested (check out remaining homes at PP or maybe Laurel in CV or wait for OH for similar homes).  it could be a blessing in disguise :)

It seems to me the priority list is just a suggestion.  I bet whatever you signed has waivers and addendum's and shit that say the list doesn't really matter, and in the end the company will chose whoever they want.  Sure it's unethical, but it's legal, so you can't sue.  Just like when GS tells it's muppets to buy a certain asset while they are dumping it, or when government workers game their pensions by working more hours in the last years before retirement.

Sorry Tribune, but you should have red enveloped $5,000 to whoever was making the decision.  The art of bribing is difficult because the bribee has to trust you won't leak the news.  You first have to make friends with intended target...then etc. etc.....profit.

Do you think I don't know the sales people are monitoring the TI board? I am not that naive. If you see me here out in the public bcz first i want to know if someone else had a similar problem or not and how to proceed, second, I did not want to lose the opportunity to find out what was their story.

Some of them even commented here to "be nice" and be "honey". Mixing emotions in this situation, makes the matter harder for us; it is like, we have to go begging for a $1 million home.

To be fair, they were nice to us through out the whole conversation and interaction, and we were nice to them as well. we did not even have any verbal conflict, so I don't see any friction or harm here.

Come to my following seminars

1. The techniques of bribery (teachers, principals, builders etc)
2. How to us anchor baby to get green card.

Hahhaha!!!

Even if I come to your seminar, I am mentally and biologically unable to do such things. I raised to believe that everyone is nice and doing her/his best no matter what the situation is. And bribery is not one of them.

And to be honest, it is hard for me to believe anyone gets bribery in this day of age. But I can understand the role that connections play in any situation.

Unless you must buy Mendocino in this phase, what about waiting for next 2~3 phases? I believe, within next 2~3 phases, you could have same corner location/direction of 2X homes.  In the meantime, you may have more opportunities to shop alternative homes (such as Laurel in CV or OH homes).  In Stonegate, Saratoga is going to be sold out soon but I believe Mendocino still has plenty of phases to sell. So you could have the same opportunity near in the future.

Don't throw the ethical card in Irvine. Corruption, cheat and greed rule in this city. You should buy in Ladera or Foothill ranch where dignity still exists.

no offense, but if their sales people are indeed monitoring this board, they exactly know who you are based on your description of the event and you just flatly called them a liar.

Are you French Canadian? Please please buy in Mendocino.  We need more ethnicity mix here and some non-Asian neighborhoods to chat with.

All,

I do agree with the consensus on this blog that IP is not the best folks to deal with. I have had my challenges with them as well so I can relate to Tribune's feelings.

The fact of the matter is that all of you haters say that there is no list. But have you actually bought a home from Mendocino? I have so unless you have, then I would suggest that you all leave your misinformation off this blog.

The Mendocino 2X plan is not shown in one of the model homes. It does indeed have a breathtaking entrance. The models are only for Plans 1, 2, and 3. 2X is the corner unit. It wasn't until I actually saw a completed one (escorted by the sales folks) that I realized how amazing it looks.

Tribune, just keep calling the sales reps and see if there is another lot that is available. Sometimes you just don't have a choice if someone else is in line ahead of you. The prices have gone up almost 70K since I bought so it's your choice about when you want to pull the trigger.

I think there are a lot of PP activists on the Blog site. They try to drown out any opinion that is remotely favorable of IP.

The thing about Laurel, is other than the space arrangement and the tech space, what is the appreciable difference between Plan 1 and Plan 2?

That's the one thing I wish builders would do, is put more differentiation between floorplans to give a better mix and to justify price variance.

I only looked at one IP model home (at Stonegate East) when I was home shopping and the sales staff was rude plus the value was poor. I walked away and never went back and bought from a builder that really wanted my business.

C'mon Buddy Leo your choice of words gave you away as IP shill. TI posters know what color of panties and boxer shorts each other is wearing today. They are really that good! Why could shill just come out straight and introduce themselves rather than trying to blend in. In under cover vice work the term is called Uncle Leo. LEO stands for Law Enforcement Officer.

You are right. If this does not work out the way we want, we will walk away from Mendocino since waiting for 3 phase down the road is not an option.

I did not have any other words in my dictionary for explaining the situation. Do you?

As I told you before, mixing emotions in business/professional setting is blurring the boundaries and it is not something that can be beneficial for any party involved in any case.
