just called their office. Their models are open on july 3rd. Prices are 579k for plan 1, 590k for plan 2, and 610k for plan 3 so that puts plan 3 for $296 per square foot. anyone interested in buying? Their mello roos is higher than the Woodbury east though...

As of 9.02.10, here are the new "starting from" prices:

Plan 1 - $549,990
Plan 2 (& 2X) - $564,990
Plan 3 - $609,990
Looks like they lowered the prices again (by $10k across the board):

Plan 1 - $539,990
Plan 2 (& 2X) - $554,990
Plan 3 - $599,990

I was bored and took a look at the models. I liked the plan 3 with the very open feeling on the 2nd floor with the loft. You could probably slip in smaller desks near the hallway railing. I wish they didn't make the kitchen islands multilevel--it only makes the room appear smaller by blocking the sight lines. The outside design was meh and your side yards will be dark since you are so close to your neighbors.

I also noticed that Casero was raised by $10K accross the board.

Yeah, I noticed that too.  KB homes had about 14 homes on their ready to move in list a few weeks ago.  Now their list is 7 homes so they probably raised it for that.  I also think that they probably want to raise the prices to distinguish themselves from the attached products selling between mid 500K to low 600K at STE before their opening.

By the way, I stopped by STE and they are selling pretty fast.  I think they will probably sell out before the end of this year and TIC will begin selling their 2011 collection at the main Stonegate community the beginning of 2011.

I don't understand how people buy in STE without at least seeing the demo unit.

The last time I talked to Primrose, they where throwing in a bunch of incentatives to move these homes. $10K in upgrades. Has the market shifted so much that they are now increasing prices?

Casero raised their prices by $10k but have only sold 5 out of 12 units built in phase 1-2. Are they increasing prices with the gradual shift down in interest rates?

I don't get it.

Holy cow!  Their prices have really gone up!  Are these prices for the model homes themselves or are the prices just generally up?

From KB Home website for Primrose:

Plan 1 - $582,880
Plan 2 - $609,880
Plan 3 - $730,880
