If you read through the posts, I think you will see that Nomogy is trying to determine something called a fair value or actual price before the deal has been made.

In my case, It is only when seller is willing to sell for the value that comes out from appraisal

and also if I am want to pay the price of the appraisal value. if both condition meets, Otherwise

They can look for other buyer and I can look for other property.

This just only to satisfy the buyer that I paid for appraised value not more and to seller that they sold if for

for the appraised value not less.

I am open to the price between 600k to 725k but it also depends on mello rose and HOA.

If the they are high then I would settle for 700k. But I also want to pay the so called fair market value or price

based on what is selling around in same community. I don't want to pay price where next door home sold

for $300 per sqft and I pay for this home $375 per sqft.



So based on the other homes there the avg price is $304 per sqft with similar location I guessed that this home

should be max $325 or $330 per sqft. given that other homes were little bigger.



Relative to other home price if this home comes to 700k, Yes I would pay.
