This tract is the same as Lombard Court in Woodbury. I remember the Lombard Court prices starting out lower than what these are at right now. Anyone have the pricing sheets for that?
 
<p>Comparing prices within this list on a per sq ft basis (my favorite comparison method), I wonder what accounts for the wide disparity:</p>

<p>I can't imagine demand alone would account for the difference. If you go purely by "utility", plan F seems to be the cheapest by sq ft (assuming one could qualify for even the most expensive model listed.) Thoughts anyone?</p>

<p>Before leaving, the sales agent told me they had 1 unit of Plans B, D, and F left in Phase 1 and the prices were lowered to the prices seen in the first post. They also offered $15K in upgrades + $11K towards upgraded flooring or closing costs.</p>

<p>I have been wondering when the folks at W Lyon would crack. Maybe this is the first sign. The sales reps always seem so smug. I asked them last year if they were offering incentives and they replied: "We don't need to." Of course, they subsequently have started offering incentives (however paltry).</p>

<p>But they would have to drop their prices by roughly 35% from the original price for me to even start thinking about getting "off the fence." Bad analogy -- I'm actually on the other side of the fence, ignoring the fence and what's on the ownership side. Well, maybe I look over to the other side occassionally to ID the folks who will lose their homes to foreclosure in the next 2-3 years.</p>

<p>If the prices drop by 50%, then I'll start climbing the fence.</p>
 
Just visited San Carlos today and prices are the same as the Jan 6 pricing above. All except for Plan C2, which went up to 565,990 (+4000). C1, D, and F are Temporarily Sold Out..
 
Here's the latest info, prices are still going <strong>down</strong>. I did notice there was a bit more traffic at San Carlos compared to Sendero, Vientos, and Decada, which seemed to have very light foot traffic.
