I agree with all your comments. But the FACT is the prices in desirable south county areas were/are not that much cheaper
when i was looking around and it is not a TIC thing only.

P.S. I'm not from TIC.

If you don't own your land then you will be in for a big surprise. Per contract the life expectancy for the said structure is 99 years and by then it will be torn down. You will be dead by then. Your grand children will not own the land beneath the structure even when the structure no longer exist. Guess who will own the land? Don't bother trying to sell it then because as the life expectancy about to expire the structure will no longer worth much just like selling a home on a land lease.

If the structure is a detached home then it is a little different. As the 99th year approaches selling the home would be somewhat difficult because owners do not have freedom with the land to rebuild a custom home.
 
Irvine fringes are obviously benefiting from its proximity to Holyland. If the price/sf are so similar then buy the house that sits on the biggest lot. Since everyone is paying the same price at the buffet then do you always pick up the smallest plate before piling up your foods?
 
Buffet Strategy, this is a tough one, especially when trying out a new lunch buffet place.

Strategy 1 - The piler - pile everything you can onto one plate, take the longest amount of time to go from buffet back to your table so when you return, everyone can see how much food you have taken

Strategy 2 - The grazer - Throw food onto a plate until the plate is full and then return to your table. Eat only a small amount of eat item before deciding you are done. You are left with multiple plates at your table unless the waitstaff are attentive. Also, the owner hates you for wasting food.

Strategy 3 - The fake dieter - Find the smallest plate you can and only put two healthy items on it. When your piler or grazer friend comes back with a heaping plate, wait a minute and then say "Oh, I didn't see they had THAT" and get up with your same plate and pile a medium amount of food on it.

Strategy 4 - The real dieter - Do not go to the buffet.

I have become Strategy 4, but I miss 3.
 
Strategy 5 - The sampler:
Each trip is a different array of items... subsequent trips might repeat on previously liked items. You still have a lot of plates on the table, but you actually eat everything.

You guys threw me off, thought there was going to be a buffet at Portola Springs...  Got all excited for nothing.  Always read the thread from the top.

It?s not a total loss, hopefully they?ll still serve shaved ice, have face painting and balloon animals for the kids without having to register.
 
No I checked out all the buffets in and around town and picked the best. As for the plate size
I picked the one which best matched my eating capacity.

I agree
What works for some may not necessarily work for others.
