Thanks everyone.  I was just curious and yes, I was more interested in knowing if all the upgrades/selections in the home were correct at delivery, not necessarily the craftsmanship.  I realize the work is going to be shoddy at least minimally (the model homes look bad sometimes if you are really paying attention so I wouldn't expect your house that the builder is trying to build even faster than the model to be better.)  It sounds like missing electrical upgrades are somewhat common even though yes I agree how does one forget to include recessed lighting especially when it is spray painted in the room.  Oh well...until we are shady canyon millionaires, this is as custom as it gets for us...

Houses are never delivered in perfect condition, unless you are completely blind or ignorant (or both).
That's what I was thinking.

Poll seems to say otherwise.

I think even bones said there may have been some minor things with her place(s).

But was that the OP's question?  Obviously no house is ever delivered in perfect condition with no customer care requests afterwards but all of my houses (7 to be exact!!) have been delivered with all purchased upgrades installed and accounted for. #ithinkweareansweringdifferentquestions

Yeah, amazing. We went on the walk thru and said where are the recessed lights? CSR acted like we HAD to be wrong but then the hubby pulled up the pix on his phone of that room and there was the spray paint and sure enough we had it on our order.

We did think the other issue with the jbox not there was on the builder too because there is NO WAY we wouldn't have ordered it but it wasn't on our order. I still think we thought we did order it and either it got left off and we missed it or it was accidentally deleted somehow between the phase orders or most likely we were told it was preplotted and it wasn't so we didn't order it. In the end, cost us less than what the builder was charging, so worked out.

Electrician told us it's not uncommon for the builders to miss putting in electrical and sometimes they actually drywall over what was put in (OMG! U R KIDDING ME!).

Maybe to include builder information will be more insightful for this poll? ::)

Um...how and why?  This problem/situation transcends builders, especially since most of the trade work is sub-contracted out.  It comes down to the team of superintendents on the ground, regardless of builder.  I've been rock star supers do well for crappy builders, and I've seen crappy supers sink projects for reputable builders.  Why not ask the poll to include individual superintendent names?  ::)

That information would help too.  I've seen in many cases good builder like Toll Brother or New Home Company have much better initial quality upon delivery than other not so good builders.  It is true there is exceptions but most of time good and reputable builder tend to deliver new homes with less problems.

You probably got the B team instead of the A team.  They both use the coke brand, but one is new coke & no one wants to drink new coke.

So you are saying all builders don't make any difference or am I missing?

I think all builders have a guy that is really good and other guys that are mediocre.  Missing recessed lighting when it's already spray painted seems to me like the builder had 100 homes to do quickly, so they just overlooked it because they are so busy.  The only real way to get quality stuff is to do it yourself, or pay for someone to do it for you...You would hope your builder is that someone, but apparently he's not.

That makes sense.  Thanks for the explanation.

When I go look at models I see a lot of minor errors.  Even some drawers not aligned squarely with each other.  Cracks developing between the cracks.
