<p>Raymond and NIR - As much as I speak on a bearish point of view I really wish no ill will on any of the ethical people in the industry and I hope you both fit in that category. I worked for a major homebuilder and the times have clearly changed. I encourage you both to read any of the homebuiler reports and listen to their conference calls to get a better understanding of how they view the market. The DR Horton conference call was ugly for California. Seriously take the time out of your day to listen to it and you will see that they do not care when it comes to dropping prices to sell homes. Pulte, Centex and few others will annouce numbers before the end of month. </p>

<p>NIR - I will start a topic on my property buying experience and you will see why I am bearish. Of course you may see me as frugal but I see it as maximizing the opportunity.</p>

<p>Could you please please please tell me who is the builder you work for. You keep talking about D.R. Horton. I did sell a house built by this builder in Buena Park. You can whisper to me; I do understand the concept of confidentiality very well.</p>

<p>As you know, real estate is all about location. Good location in older towns had been long developed. What left over is more suited for commercial use; however, builders tried anyway where only in hot market will only sellable. </p>
 
<p>OCTrojan - One thing I have noticed is people come here for advice and get it but after that they disappear. I know that I am and sure others are curious as to what you will decide to do and why you chose what you did. So please keep coming back and giving us updates.</p>

<p>NIR - Sorry I do not feel I know you well enough yet to give you that information. Maybe as time goes on. It is more due out of respect that I have for the company. I left on my own terms and still have few friends who haven't been laid off there. In my opinion they are one of the better builders out there and an awesome company to work for. I will tell you it is not DR Horton. I follow DR very closely because they are the leader when it comes to the number of units and profit margins. The CEO is not going to BS shareholders and tells it like it is. Plus he says at least one or two things that will make you laugh. Did you listen to the conference call or at least a portion of yet? </p>

<p>No problem! I listened in the conf. call and it sounds better than expected (I take your words that there is no BS). DR Horton sells very different product than TIC's builders.</p>

<p>I think you worked for Toll Brothers. I like this company's product.</p>
