Odd how Rosemist releases so slowly. Maybe they want to get their plan 1s sold first or wanted to let sagewood south finish up first, but strange either way. IIRC, rosemist started construction way before sagewood. Anyone know if they've done a release recently?

Rosemist is doing one this weekend.  The way they release is the Lennar way.  They won't sell a house until they hit a certain point in their construction schedule.
 
not even almost adjacent.. then you can say Irvine spectrum is almost adjacent.  Stonegate.. Woodbury towncenter.  etc.

The essence of value is perception. The masses won't be convinced being near a jail/prison is a good thing. Are there sirens? Which way will escapees run? What is the path of frequent visitors? Etc.... Fact is, the more it is discussed, the more taboo it becomes.

Regardless, the compressor noise and industrial surroundings all add up to this being yet another new development let down. 
 
You should definitely go for Stonegate by Irvine Pacific if school is important to you and your family. Stonegate elementary is a very good school and within walking distance to some of the developments in Stonegate. The Mello Roos is cheaper at Stonegate vs. PP. Lot size at Stonegate is definitely smaller than PP but you won't have to spend as much landscaping. :)

Mendocino has 3500 sq feet on average. Some lots have more...

And your drive from Stonegate to Woodbury Town Center will be 15 minutes less than Pavillion Park. 

Stonegate > Pavillion Park.

I hope they can build a new shopping center close by.. one that includes a Target and 24 hour fitness.

Regarding the debate: If somebody held a gun to my temple & said I must leave my happy little home in FR & pick between P.P. or Stonegate... I would pick P.P.!
