Please Help me choose our first Irvine home

If you need an upstairs loft, Rosemist Plan 2... if you don't, Sagewood Plan 2.

I'm not too keen on Whistler's wide floorplans (plus Rosemist and Sagewood have a 3rd garage space).
 
All good choices relative to the new home alternatives in SG CV or PS imo.

Decide first if you have a location pref within PP. Whistler and future Sagewood have cul de sac and are closer to the park. Rosemist gets you further from the 133 fwy but many of the homes are near Portola Pkwy / ridge valley

Whistler is best value but smaller lots and 2 and 3 have some floorplan issues (nothing major but stuff like garage door to kitchen, no Cali room, etc)
Sagewood has biggest lots even on west side tract I think. Floorplans executed best imo and 3cg. But cost more
Rosemist if you want the extra interior sq footage. Nice floorplans also.

Pretty broad appeal on all 3 - matter of prefs.
 
Location wise PP is better than PS.  But PP is inferior to SG and CV.  Location, Location, Location.
 
I really like PP and the way it's been built, but it's closer to the James A Musick internment center.

Why is CV location better?

If you value 5 fwy access, better to just use 133 from PP and avoid the noise and pollution near 5fwy.
Re Woodbury town center, I've timed it from PP to walgreens parking lot and it took under 3 min.

Besides, if 1-2min differences really matter, you should prob be shopping the Groves or TR, not the working people hoods.

Yes, all of Irvine is "adjacent" to the jail. Some are just more adjacent than others...

Yes true.  But I think the bigger thing here is.  No one is NOT buying in PP because it's 1 streetlight closer to the jail than Stonegate.  They may add "closer to the jail" onto their laundry list of reasons why they preferred SG over PP, but it's not JUST because of the jail.  Same argument can be made for LR/PS or even SG versus WB.  Baker Ranch on the other hand - that's a different story.  It's next to the jail and that stigma just doesn't go away regardless of any pros.

1. Whistler - you get the most bang (bedroom count) for the buck.  Smallest lots of the 3 PP homes you listed.  The floor plan also feels the least "expensive" but that makes sense since it is the least expensive option of the 3.

2. Rosemist - the plan 2 probably fits exactly what you are talking about.  Lennar does the "EI" program which means there are some things you can't customize in the house through the builder.  This may or may not matter to you depending on the level of customization you are looking for.

3. Sagewood - All the plans fit your criteria.  The plan 3 is probably >$1.1M at this point though (and that's pre-upgrades).  Biggest lots of all the options you listed.  Shea is a better builder than Lennar.

4. Quinterra - If you don't mind the location, you may be able to snag a deal here on standing (or close to standing inventory).  You'll have the best negotiation power here.  Again, if you want to customize from scratch, then this may not be the option for you as they're building/framing a lot of these without buyers.  Just not selling well.

5. Garden Hill - I would not consider this option give the other 4 choices above because these are on a motor court (with full driveways).  For just a bit more money or the same money, you can get a house on a real street.  That helps with both resale and your day-to-day living situation.

Welcome to TI and Irvine! 

I visited those places awhile ago and the only one that registered with me was Rosemist.  I like that plan a lot. 

Personally, I don't like PS for the distance from freeway.  PS is a much better community as well.

Glad I'm not the only one who feels this way. They just don't seem like SFRs to me.
We really hope we get Rosemist Plan 2 but there are just too many ppl in line.2nd best would be Sagewood and if not that Whistler will do just fine I guess:)
That's a good order.

But don't you think Whistler is like Mulberry?
