Private condo rentals are a good alternative to apartment renting, the construction build quality is better (especially if you have no one above or below you).
 
I am originally from Istanbul, Turkey. But I have lived in Brooklyn, NY and Los Angeles, CA previously. I am currently residing in San Jose, CA. I am going back to SoCal since I realize that I don't like NorCal :)

I was wondering if there is anyone who can vouch for an Irvine Company building with good sound proofing. I want a place where I can walk in my apartment without trying to be a ninja.

Never lived in a ground floor unit. If I choose to rent a ground unit, I am worried I might be the evil neighbor :)
 
The ground floor units typically are next to all garages thus having no neighbor attachment however pray for the tenants above not practicing tap dance on their floor.
 
Irvine and Brooklyn are practically sibling cities. ;)

LOL. Recently the bed broke. The mattress is on the floor right now on top of the base. I did not want to buy a new bed before we move in to the new place. By the way the guy downstairs stopped complaining recently. I guess it's because he realized the cryings of the newborn. At least he has *some* sense.

Besides the townhome, some irvine company rental community has one unique style of apartment called Carriage Style. They are cheaper than the townhouse.
Your apartment is on the second floor and the first floor is all garages(attached/detached). Some of these apt don't have third floor(no one above you).
The bad thing about this is that you may not like it if you have a neighbor who needs to go in/out garage in the midnight or in the early morning.
You can contact the irvine company information center and ask for more information.

we used to live at woodbury place in woodbury  http://www.rental-living.com/Communities/Woodbury-Place/

it was nice because it was all detached townhomes - you couldnt here the neighbors.  there was a two car attached garage and it included a washer/dryer in the garage. it was pricey though. we had the plan B and were paying $2,400 month. we moved out towards the end of 2008, right now on their website it says the range for plan b is $2,380 - $2,480, at least prices have not really gone up.
 
i hate apartment living.  we live in a carraige unit above someone else's garage.  its loud and there is nothing we can do about.  we dont get complaints since we are over a garage, but i dont think the person above us sleeps.  they walk and walk at all hours of the night and do laundry at 2am.  further, our package got stolen from our doorstep so we have to send everything to the leasing office.  my daughter was without her new elmo and abby cadaby for an extra week...

i hate it, but realize that's my current situation so im going to make the most of it.  im guessing we'll be here for a while since housing inventories are so low...  all in all, i wouldn't rush into a purchase, but if you must, i'd listen to homeshoppers comments.   
 
The one con to private rental living... haggling over that security deposit once you move out.

I was burned in the past (pretty badly) when we were renters so I would be careful when it comes to getting it back in terms of getting all deductions in writing with appropriate paper back up for expenses the landlord is claiming they are incurring. We've had to do that when our tenants moved out, but in all cases except one, it was reasonable deductions for things like repairs or cleaning.
 
I've talked to IrvineRealtor for private rentals. However the inventory is pretty low right now. I might end up in one of the Irvine Company properties.
 
I would second Woodbury Place because it offered detached townhomes, 2 car garage, private washer/dryer, nice pool/gym.  Look out for lease specials for particular floor plans etc.  We didn't want to rent either a couple of years ago, but so glad we did while we were waiting for the right home (in our case a short sale) to come through.
 
Cadenza, in Cypress Village (or Compress Village) is the evil twin of Woodbury Place. However, it is more expensive but brand new.

Considering that Woodbury apartment residents have access to all Woodbury amenities, I'd still favor Woodbury Place over Cadenza unless you really want to live in a brand new construction.
