I went to an HOA board meeting a few months back and a lady was making her case to convert her Springhouse CA room into a conservatory.  Could have been for this house I presume.  Oh and all the Springhouse homes are classified as detached condos.
I am 100% certain that not all Springhouse homes are detached condos.  They had at least 10-15 home sites which were not detached condo's (might have been more).  The best examples would be the models, which were most certainly classified as true single family homes and there was at least one other street where all of them were SFRs' (vs. detached condo's).

I believe the limiter on those homes which were SFR's vs. detached condo's was the side width (as clearly they all had appropriate set-backs and distance, etc).

Both of these homes are overstating their square footage.

Port is overstating quite a bit.  Actual square footage should be closer to 2,481.  They are stating 2,658:http://www.irvinehousingblog.com/2013/10/14/a-review-of-the-springhouse-tract-at-the-great-park/

Yellow Daisy should be 2,515 and they are stating 2,550.  This one could have reasonably be assessed as 2,550 but don't know what happened with Port.

Here is something entirely new, this listing is understating the square feet by quite a bit

With their conversion of third tandem garage into a bedroom and closing off the conservatory this should be 4,159 square feet

ouch someone didnt do their job to get the proper square footage.

that makes it $461/sqft vs. the current $51/sqft listed - huge difference

Nice size home.  A lot beams in the house though.  Aren't they a no no in feng shui?

50k for the backyard landscaping seems like a stretch.  Plain concrete + Grass + a few shrubs.

Takes a lot of skill to pour that semi-circle in the concrete.
