Parklane in walnut

Hey everyone,

I'm currently looking at a few detached condos over at Parklane in the walnut area. Anyone have any insight in how that community is?? The prices are around $570-600k, does that seems reasonable for a 3 bd, 2.75 ba?

they are south of the harvard athlatic park, bordered to the north by the park, harvard to the right, jamboree to the left and i believe the train tracks to the south.
 
Oh... those are the newer ones, right?

The big problem there are the trains. I know someone who owns a rental there and if the prices are around $600k, I think they've lost money.
 
I know a bunch of folks who live there. Never heard anyone specifically complaining about train noise much. Although
I didn't look there for that specific reason. Nice floor plans with lower HOA and mello roos. But Price per sq ft of recent sales
is higher than the going rate of 290-310 in the new homes. That is the main reason we bought in WBE.

The homes are detached and are connected only at garage i believe.

The builder is a nice builder but I don't see them much in this part of the southern california. Wondering if Parklane was there
last project in this area.

Yeah these were built in 2002.  The location is exactly where QWERTY mentioned earlier.  I actually may have come to agreement with the seller of the place to a price around $565k, just wondering if that would be too much for a turnkey detached condo in that community? 

I am really loving the lower HOA and MR in that area and the layout of the floorplan.
 
565K sounds a bit on the high side compared to the new stuff over at WBE/PS/WB, but the location is much better in my opinion.  the location is pretty good. pretty central, right in between the marketplace and the district.  From there it takes a bit less than 15 minutes to the JWA and all of the surrounding employers. Would make for a very nice commute if you work in that area.

Your the only one who knows whether the price is too high or not. Good luck. the places look nice, a bit on the small side though.
 
Thanks Qwerty for your insight.  I actually looked into this location because of my wife and my work.  We are both equaly distanced from Parklane to our employers about 8 miles.  We also really enjoy how close to a lot of amenities Parklane is.  I also believe you are right about the place being small but for the two of us I think it will suffice. 

I think I am going to look into WBE/PS/WB a little bit more since a lot of people have mentioned those locations.  :)


-Anyone with more information in regards to Parklane, please do chime in :)
 
FYI - we used to live in WB and my wifes commute to the JWA area employer base was about right around 30 minutes (with traffic), we live across the street from park lane and now her commute takes 15 minutes (with traffic). Not sure how much you would value those extra 15 minutes (or 30 minutes a day). 
 
Thanks again for responding Qwerty.  Are you in the Tustin Fields community or the one across from the gates of Parklane? 

Those 30 minutes would be pretty valuable as we would probably picking up our kids and spending time with them.
 
I realize people who have 2-hour commutes roll their eyes at 15 minutes but when you're used to not commuting, 15 minutes is a big deal.

You can go home for a half-hour lunch, nap  ;)  or any type of appointment.
 
Qwerty - College Park, Very nice!!

#1) Do you have any trouble with the train passing by?  The few people I asked said the noise wasn't too bad, you can hear it but it's nothing major. 

#2) Do you know if there are any bball courts around that area?  8)

they start in the mid 400's for almost 1700 sq ft, technically in tustin, but still get the irvine schools. the HOA and mello roos are pretty steep at around $325 and $400, respectively. but if the purchase price is 100K lower it would offset the higher HOA/mello-roos. im a big fan of this location although alot of people dont like the proximity to the concrete and waste management facilities off of warner.
 
I've actually looked at those places.  The MR and HOA did us in.  Pretty nice layouts though. 

I believe a friend of mine is currently actively seeking one there.
