Painter needed

i decided to use Orlando to paint the interior of my current home.  I needed all rooms w exception of 1 BR, and all interior doors.  First, Orlando's pricing is fairly competitive because he's somewhere between "professional" painter and a guy who paints.  That being said, he does a fine job.  He painted all the interior doors, on the hinges, over the old paint (vs. removing doors, sanding, primering, and painting that a professional would).  I didn't realize, but now assume that's why I was getting a good overall price.  Some paint got on the carpet, but not a lot, oh well.  They aren't real "exact" people.  Came to do the estimate, looked around, sent me a quote.  Actually miscounted number of doors.  Raised the estimate later when I told them how many doors I actually had (kind of annnoying).  They did an EXCELLENT job of helping me pick the paint colors I deciced on.  Turned out REALLY well.  Didn't do a good job of patching/sanding.  Does not retexture walls well where patching was done.  Did not fill some holes, rather, just painted over them.  Also asked them about painting some cabinets that had the original finish peeling.  Instead, I was advised that he could sand and refinish them.  I was hopeful, so told him to go ahead.  Instead of refinishing, he lightly sanded them and applied a high-gloss varnish even though original finish was more matte.  Wouldn't have bothered me, except they didnt wipe the cabinets down well after sanding, so a lot of dirt got caught in the varnish and dried so the cabinets look pretty bad.  I let it go and won't pursue him fixing them, because I dont think he can.  Good overall painter to use if you just need some very general painting, or if you are painting to sell, or painting a rental property.  I will not be using them to paint our next new home.  I'd give them 3 of 5 stars.
 
Sorry to hear AKIM... My family and I have used Orlando's painting service many times in the past and his work has been top notch.  :(

Wow, that is almost dead on exactly the same experience I had with them too.  My interior paint job turned out to be a 4 out of 5 stars.  But they did get some paint on light switches, baseboards, crown molding, etc.  They patched most of the holes except for one area.  Told them about it and they just painted over it.  The estimate process was one revision after another.  But they are very good in pricing and nicest and patient people to work with.  Mentioned I knew Homer_Simpson and they gave a fat discount to beat two other painter estimates.  Would hire them again, but you gotta double check all estimates and be there to tell them exactly what you want and get done during the job.
 
Wow, now I feel guilty recommending Orlando. 

All my past experiences with them have been great.  They are really friendly so if you find something you aren't happy with, I'm certain they'll correct it and make it perfect. 

Eqly- I'm glad to hear they gave you a good discount but disappointed about the quality.

they really are nice people, i agree. 

i did get a chip in my bathroom (my fault) and did see the former color underneath.  the former paint was eggshell, so i would have thought it would have to be sanded, but they said these new primer + paint combos work very well in sticking.  hmmm.... 

that being said, i'm not trying to complain.  it was a decent price, and for that i got a decent job.    orlando and pat seem like nice, hardworking people.

He doesn't use his cousin, but he's used the same group of painters for at least the last 3-5 years and they do a good job. I've used him 3 times already 2 internal and 1 external.

I did compare him to Orlando and he did come in at about 22% cheaper (James gave me his bid first so he didn't know I was comparison shopping him). He might not always be the cheapest, a friend of mine had him out to bid his house and my friend ended up going with someone else because they had a better price.

He prefers to use Dunn Edwards paint which I think is a quality product.

Like Orlando, they do the work themselves (at least they did when they painted our place). We've also done 2 jobs with them and were pleased with their work. They also use Dunn Edwards paint.

If anyone does end up using either of these two, please let me know how it was and if it wasn't to your satisfaction... blame Homer.

I just had my condo painted by 3 high painting you referred, and am very satisfied with their works, especially the price! 

James Kim is nice and professional.  His price is very competitive considering the work they have covered.  Thanks a lot for the referral!
 
Just contracted with 3 high as well, paint quotes were all over the map.  His was next to the lowest, and he seems easy to work with.  Will post updates.  Btw Orlando couldn't give me a quote, looks like some health issues, too bad, they were really nice to talk to.
 
Totally lame question. I blame my OCD. Bear with me.

When they paint your trim, have any of you noticed if your painter does just the front surface which faces outward or if they do the whole piece? The last house painter I hired only did the front. I think it's because it's easy for him. Just brush right over it. No need to tape off. That's my guess. I asked him about it and he said he's always done it that way for all of the houses. It kind of bugged me. That house was blue and white. So, the trim was blue on all the other edges but white on the front. Picky, I know.

My current house was painted immediately before we bought it last year, so, I'm good to go for a while, but I will definitely be coming back here for contact info when I'm ready to hire again. I know how picky Iho is...worse than me, I'm certain...so if he thought it was done well, then that's good enough for me.  :)

Just to compare:

3 High - $4500 (he knocked off ~7% his own quote when I asked for a "better" price)
Karma House - $5800
Affinity Painting - $7500
South County Drywall (they also paint) - $6000
Orlando - ??? (i really want to use them again, but there seems to be some health issues)
Color painting company - $3500 (but excluded cabinets and stair banisters which I wanted changed)

On a side note, we're planning to get our stair banister re-stained.  It is now a blonde light oak and we want it stained to a darker espresso brown.  James from 3 High gave us the best quote for that, but we also heard from other painters who wouldn't even touch the project.  They say it won't look good since it already has a finish on it.  Anyone has experience with re-staining your stairs?

 
We've repainted our banister from blond light oak to white... some of the paint has come off over the years because my kids like to slide down it.

So you're having the kitchen cabinets repainted too? White or antique white? Let me know how that turns out because we wanted to do that.
 
No just the linen closets upstairs near the stairs, kitchen cabinets will be a future project.  We're focusing mainly on the "entrance" effect..

With the new dark wood floors, the old blonde oak banisters will clash as well as the blonde linen closets at the top of the stairs.  We'll see how well it turns out.

Just re-watched it again on Blu-Ray, not his best but not his worst.  First time watching it was confusing as hell.. after the 4th or 5th time, it all makes sense, but then we all have our own interpretation of the movie..
 
So we picked our wall colors.. never thought taupe can come in so many different shades.. end up going with Inside Passage from Dunn Edwards, which will contrast nicely with our dark espresso hardwood

Day 1 was mostly prep work, they took out door knobs, locks, pulled the door of the hinge to paint.. sanded down surfaces.. covered most of the house in plastic...  Note to self, if you plan on replacing the door knobs, do it when the painters are here, they will remove it for you.
