a traditional community with a small-town feeling that was named America?s Best
Master-Planned Community by the National Association of Home Builders.

The city of Irvine and the Orange County Transportation Authority can now move forward with plans for a $55.6 million grade separation project on Sand Canyon Avenue.

Irvine officials last night approved a funding agreement with OCTA for the plan, which will place Sand Canyon below the railroad tracks and expand the road to six lanes. The undertaking will be similar to current construction on Jeffrey Road and a completed project on Culver. The agreement can now be submitted to the state transportation agency for approval.

Currently, nearly $46.6 million has been allotted for the project, including Measure M and Proposition 116 funding. This leaves a $9 million shortfall, which will be split between Irvine and OCTA, per the agreement.

Under the deal, OCTA will also give the city 5.3 acres of its property needed for the development and will oversee the construction phase of the project.

In turn, the city of Irvine will set aside 21.3 acres of land near the Orange County Great Park, which OCTA has the option to purchase to build a new Metrolink Rail Maintenance Facility.

So does that mean I will no longer hear that beautiful train horn at night near Sand Canyon and I5?

That's correct.  It's the same tunneling project that they're doing at Jeffrey/I5 and it's supposed to begin as soon as the Jeffrey project is completed in early 2011.  So there will be no more horn noises in WB, OC, OT, PS, WE, SG, SE, NWII, CP & OMG.

It also means that trains will no longer have to slow down at those intersections so there will be less chance of hobos trying to make a home at the Great Park.

After this project is completed, it is much easier to travel from I405 to WB/WE. As PA 40 village is built out, it functions as a buffer so that freeway noise from I5 may not be noticeable in WB and WE anymore.

They need that one... it gets so choked up in there... plus they need to add some right turn space for people trying to get into Heritage Plaza.

I also think they way the redesigned the right turn to Trabuco was strange.
 
Sand canyon is already pretty much 6 lanes (3 on each side all the way)
except around the railway track and 5 interchange. Maybe thats what they are
talking about.

They must anticipate a lot of traffic to be expanding Sand Canyon to six lanes.

Interesting how the Open Space Trail will curve around and hug the 5 to Sand Canyon, acting as a sound buffer to the homes.  The trail is narrower in front of the apartments and wider in front of the homes.  :P  I heard some chitchat awhile back that the future retail site along Sand Canyon will be boutiques geared to high end clientele.  Think LV and Gucci...

It is nice to have Jeffery Open Space Trail connected to Sand Canyon, Cypress landscape master plan shows that the trail on the village side of Sand Canyon is more extensive than any existing trail on Sand Canyon, it seems that they are somewhat extension of JOST until Trabuco. It is very convenient for residents in WBE and WB (on Sand Canyon side) to use JOST.

I see frames are starting to go up in cypress villiage. It looks like the framing is for the apartments. Does anyone know when cypress villiage will start building non aparment products? any chance they will open Stonegate and Cypress Villiage at the same time to give buyers some options?
 
They may not want to saturate the market too much but I do think the Great Park pressure may spur them on to move faster.

My hope is that they do flood the market so that prices go down... but that has its own problems and may not be a good thing.

Are you looking at the steel and wood framing for the new middle school.  That's the only framing I have seen so far.
