Overtaxed In Irvine? Property Tax adjustments

First and foremost, a contested property tax reduction is a one time thing, at least from my understanding of it. For example, if you do it now and the price drops another 10%-20% by 2010, then oh well, you already used your property tax reduction. If it were my ubernerd self, then I would do the math to see if it would payoff more now or later. If it ever gets bad enough for me to do it, then I am sure you will hear about it. My sit down with Chriss Street will surely lead to a <a href="http://www.ocregister.com/ocregister/sections/news/columns/frankmickadeit/">Mickadeit column</a>.

Not sure if you want to put IR and Ipop in the same category. Yeah... Ipop has added a major contribution to the forums, but no where near the level of IR. I mean, he needs to work on the chartpr0n big time.



I like that IR2 provides data info, but has never actively solicited for business. As long as he provides info and doesn't try to get business, but gets business from it, then more power to him. If he ever bugs anyone for business, then he can expect major backlash, and I would hope he understands this and continues to provide the data. If he does get business from here, I would think he would have the courtesy to add 10%-20% of the commission to the tip jar. While it wouldn't be a referral fee, it would be nice to know, that if it were not for IHB it would not have got him the business in the first place. Plus, he does have a level of snark that is respectful.

As I am currently deeply in the throes of an appeal, I have done beaucoup research and spoke to many individuals at the Assessors Board. Sorry to disagree Graph, but an appeal can be filed every year. The only caveat is that you are required to go through the whole process every time. It is still well worth it for certain taxpayers. You can also expect to play catch up when property values rise.

No need to be sorry for disagreeing. My memory is not the best, and I may have confused it with the one time transfer of prop 13. It sounds like you have first hand knowledge of the process, and thanks for sharing.

Yup, I do remember that part. It basically temporarily eliminates prop 13, and could go back up to the original assessed value plus the prop 13 caps. That is if values increase drastically, which it looks like that will not be happening anytime soon.

Yes, I most certainly did send in a Request for Informal Assessment review for the 2008 - 2009 roll. That is in addition to the formal appeal for 2007 - 2008 tax roll.
 
If you appeal your property tax assessment, then your property tax will be assessed anew every year based upon the market value. Thus, in a declining market, it is best to appeal if you can get a lower rate. In a rising market, if you appeal, your taxes will not be capped at the 2% rate for the years after the appeal.

I wouldn't say IHB is anti-realtor so much as anti-BS. Unfortunately, when your living depends on sales it's hard to stop the BS when not among actual customers. Those realtors who don't allow the BS to flow into their posts are generally welcomed and encouraged. Those that insist on trying to sell the BS as gospel get what they deserve. I would imagine that those professionals with a long-term view might take into consideration the number of people that read this site (and will be ready to buy when the market hits their price range) and try to establish their credibility rather than decry reality. IrvineRealtor seems to be going in that direction.

OK, OK, in all seriousness, I think it's very cool that IrvineRealtor comes to IHB which has a ... shall we say "pronounced" anti-realtor viewpoint, demonstrates that he has a thick skin, takes a reasonable view towards the current real estate climate and provides value add for his clients and non-clients alike. Without trolling for business, I suspect he'll earn some as a result of his participation here. And frankly, I think a web site about Irvine housing needs some input from the realtor community. It's a shame there aren't more Irvine realtors like IrvineRealtor.

I always put awgee's info down at open houses. I figure he would have some snarktastic fun with the Realtors. Funny, he keeps sending me an updated and new email address every month.



In serious mode now, we at IHB have always wanted an in the trenches, in touch with reality, no BS, don't pitch your "services", but willing to give stats, updates, and make fun of the WTF Realtors with us RE agent here. Zovall, IR, and I have had several discussions about having a RE agent like that here. It's too bad it has taken over 2 years for IR2 to come out of hiding. I do understand why agents are scared to come around, just look at the ranting diatribes we (especially me) put nirvinerealtor through. She started to come around, and even made some very humble comments to us snarky bastards, but hasn't been around for about a month. I do miss her, and I sincerely hope she is doing well.



So, I welcome IR2 and I really welcome his snarkiness. Although this lovefest between him, Ipop, skek, and ten is starting to scare readers off. Oh... and the amozillo@countrywide.com email address may or may not work, but tell the Tan Man I say "hi" if he responds. Also, tanman@countrywide.com and orangzillo@countrywide.com don't work either. Sorry about that. ;-P
