<p>That's why I love this thread. It's a great example of the fact that places like Irvine do not have to self-destruct in order to see massive declines. All it takes is a little healthy competition. Look at all the people who like Irvine, but are having a healthy discussion about other nearby cities as possible alternatives with better value.</p>

I'm somewhat familiar to the area to the west/northwest of that condo. I graduated from Artesia High School in Lakewood at Del Amo & Norwalk Blvd. I used to live off Norwalk Blvd back in 1980s.





The good: if your friend is Asian, there are many Korean restaurants in Hawaiian gardens, Indian shops in Artesia off Pioneer, and Chinese/Korean restaurants in Artesia/Cerritos. The Ranch 99 market on Pioneer Blvd is fairly new and very nice, and I love the Korean "Zion Market" by Lincoln & Bloomfield. There's also a Philipino market at the Target center across from Cerritos Mall on... South St.





The bad: um... how to put it nicely? It's not an "up scale" neighborhood. There's a casino on Carson/Lincoln in Hawaiian Gardens to the West. When I went to school there we had a local Hispanic gang "HG" that was active at night, but not sure about now. The condo address is also next to the railroad, I'd recommend your friend to visit the place at night and see how noisy the train is. I think Hawaiian Gardens has been cleaned up a bit since the 1980s but it's still not Irvine.





If your friend is looking for a home in the area, I'd suggest looking to the north by Cerritos Regional Park or Cerritos High School area, it's much nicer. Or, take Norwalk Blvd south to Los Alamitos and look in Rossmoor. It's cheaper than Seal Beach but still very nice.





Writing this reply brings back memories. I recall driving up to Artesia to get masala dosa and jalabi at Standard Sweets, then off to the Artesia Dutch Bakery to get tarts and cookies. But they're all gone now. <sniff>

Tell me about it I live down the way from there. I have seen the most firetrucks drive by my house ever (I was here in 1993 when there was another bad fire), I have smelled smoke since 11am and it has gotten worse, the Santa Ana winds are stronger here than most of OC and ash is everywhere including covering my car. When people say we have great weather I want to strangle them any time we have Santa Ana winds. Does anyone know if I can get a good deal on a Pinot Noir vineyard in Oregon?

<p>we live in irvine (woodbury) and also saw the smoke from our window.... </p>
