i think its smart they dont build right now... once housing recovers a little more, they can fetch a much better premium since this zone is one of the last low density prime locations left...

I'm assuming they've only outsourced the actual civil engineering/planning portions of the development...no way any other company other than Irvine Pacific acually builds anything there...can you imagine the premium they could charge for that land? My guess is a Mendocino clone in Orchard Hills would start near 900k if it were built today.

i dunno im scared just thinking about this already... u got woodbridge branches 2200sq/ft going for 900k and thats low density with pockets of medium here and there in the community... orchard hills is pure low density with no pockets... maybe we should pull a "occupy" orchard hills movement if they try to pull 2200sq/ft for 950k+ lol

Considering TIC's current premium neighborhood is a near disaster, it is smart for them to outsource some of the planning. If done right, Orchard Hills is going to be the jewel of North Irvine - you are talking about not close to any major freeways, lush green landscaping with Avocado trees, hilly terrains, view lots, low density housing plus gated. This is what I call real tranquility.
 
cons to OC include
1. Landfill proxmity
2. half of them will be zoned to TUSD and probably will carry 714 area code. But this part of TUSD is very comparable to the better part of IUSD.
3. Wild fire danger
4. hefty taxes because buyers will have to pay for the interests of the infrastructure already built for the last 5 years and counting, plus low density housing means fewer homeowners to share.

Personally the pros outweighs the cons a lot. I am seriously considering making SG second home when OC comes out.

Hearing rumors that OH planning is coming along with possible construction of models starting next year.  We'll see...

From everything I've seen so far from TIC developments, it won't be worth waiting for. You can always hope they learned many lessons from The New Home Company but I doubt it.

Sorry OCgasman. According to someone at TNHC Lambert Ranch office, Orchard Hills will start in 2016 and TNHC will not have any homes.  Man I love those Lambert Ranch model homes.

THNC won't have homes there? Then I'm glad I didn't wait to buy. Homes from TIC bore me to no end, and from what I read on here, their customer service leaves a lot to be desired.
