La Vita, Brookfield agent seems to be the only one to communicate on OH homes.  What they told me aligns with yours, starting to be from mid to high one millions with HOA about $315.  No news on mello roos.  If Capella starts at 1.4 million then I guess gated Orchard Hills is not meant to be.  In the meantime North Park new listings are skyrocketing in price.

Doubtful... OH is too large a village for TIC to absorb the infrastructure costs.

However, I always wondered why TIC passed infrastructure costs via MRs to the buyers when they own the land and are basically the city of Irvine.

And for OH, the basic layout has been built out for quite a while now (6 years?) so who's been footing those costs?

I am only guessing Capella will start at 1.4m if crappy Quinterra are 1.2m
 
But Quinterra is an awful location and feels like a ghost town.  Capella will sell and will actually probably be the best investment % wise in all OH.
