AntEater.. plan 1 of Cressa is an SFR and I think going around 980.. you can also add a conservatory on the current phase.

We recently got our paperwork for Cressa and nothing about not being able to eat fruit from the soil :)

We are planning to plant some fruit trees and grow some veggies in our new backyard.  The way, food prices are going, we figured that we can eat some home grown organic fruits/and veg!

Right. Not being able to eat fruit we plant on our property bothers me though.

And yes perception will always be IUSD is much better than TUSD. So just something we have to consider...

Nice. Did you get the nice pricing from phase 1?

Actually my mother and my mother in law have some plants in their backyards that we eat from... Like mint, for example. I like the idea of doing that with my kids.

You're right on the small sizes of these backyards, though. Will have to check them out when we come.

Sounds like no one really thinks Stonegate is worth the premium...

Awesome! Adding it to the list and coming out more confused than before! Thanks all! 😝

There is the easy ride over to Woodbury town center.  Other than that Id say go a little East for better value.

We got ours in phase 4.  We are very happy with the price and The New Home Company has been really good to work with :)

We looked at BP and PP as well and ended up at Cressa because it was closest to the new HS (walking distance), lower MR and liked their floorplan the best.

Awesome congrats. Which plan did you go with?  Their plan 3 is great.

As far as I know, only Tustin Legacy has the "don't grow edible plants in the soil" disclaimer.

Portola Springs having that is new to me.

I don't even think Beacon Park has that type of disclosure, Pavilion Park did not.

iirc, for TL, it wasn't "don't grow edible plants in the soil" but rather don't eat what you grow.  For PS, they didn't say don't eat what you grow but rather don't disturb the soil ( i.e. dig for a pool).

Yes, true, didn't say anything about fruits on my friends buyer documentation.  The soil thing is only for a small area closer to Irvine Blvd near the apartments.

There was no such thing in any of our documentation for TL.
I thought someone else who was buying in TL mentioned it.  It's there for Columbus Square so not sure why they wouldn't have it for Greenwood.

I asked and looked it over myself. It's NOT in ANY paperwork.

If BP has an issue, does that mean PP has to as well? Same thing with CG and TL............ they aren't located on the same plot of land.

Going off memory here but the only portion of Columbus square that had plume under it was the southwest corner, and it was just a small piece. Also, the groundwater was at least 6ft deep and in some areas as deep as 25 feet, so the likelihood of any roots going six feet deep is unlikely. My guess is that William Lyon lawyers went overboard but who knows

Terrazza Plan 2X hands down...Buy in the last few phases when the homes at the top near the models become available. They're located on single loaded streets with nice views from the second floor. I bought in Terrazza and have no regrets...

The difference with PP and BP, is PP was on the agricultural land, BP is on the base.

For Greenwood and CS, they are all on the base if I remember correctly... and Greenwood is very close to the hangars.

But I think qwertoxic is right, Lyon was just more wary than other builders.

Wonder how many pesticides were sprayed on all the crops over the years.

Food for thought.
Well if you want to go there I think aircraft fuel has a much higher saturation rate and longevity factor.

There is a reason why TIC tends to stay away from the bases.
