<a href="http://www.trgland.com/lagunacrossing.html">http://www.trgland.com/lagunacrossing.html</a>
The southern area which will be mostly SFRs is farther away from the 405 than most of QH.
I just don't think I can hold out for 4-6 years (I'm sure the best areas will be built out last, just like QH).</blockquote>
Why hold out if you don't know what the homes look like. Plus everytime something new pops up, they'll double mellaroos you like Woodbury.</blockquote>
It'll be interesting to see how many people are still interested in buying in Orchard Hills and/or Laguna Crossing if the total property tax with Mello Roos ended up being 2.5-3%.</blockquote>
USC, the funny thing I find out there is that a lot of people out there still look strickly at the price and that is it. Back in the hey-days of 2005/2006, houses were selling in a day or two, but none of the goons out there were thinking of the high Property taxes, bonds, Mello Roos, etc. Hence, my avoidance of Tustin Fields, Villages of Columbus, and around that area. Why pay that much to live in Tustin. Even Woodbury I was staying away for a while, but I kinda like certain parts.
