We are in the peak real estate market for the year.
 
Current availability for a new traditional single family with a driveway for less than $1.2M and IUSD are Strada, Laurel, and Lafayette as others are mostly sold out or more expensive.

Beacon Park is coming this summer then followed by Eastwood Village?

Does anyone know the plans for OH villages 3 and 4?

Btw, does Terrazza have a tot lot or playground?  I'm just wondering where all those kids are going to play considering some of those row houses have an internal road encircling them with parking lot - great for vehicles, not so great for kids.

I get the sense OH is attracting more local buyers.

IUSD always carries a premium.  It's been discussed extensively, whether it is based on fact or not.

Many Android phones are spec'd better than Apple iPhones...but guess who wins at branding and marketing?

This.  Also, I can't get my head around there only being two pools for all the non-Grove neighborhoods.  How many residences is that, 1000?  Two pools?!  Is that standard now in new developments? 

On a separate point, front landscaping again.  I know I've mrntioned this before, but the front landscaping on the completed Strada streets look more visually appealing than, say, the finished Capella streets which are still mainly dirt.  Yes, I understand now that homeowners have a year to complete front landscaping but if I've spent over $1.4M on a house and upgrades, that's 365 days of looking at my neighbors' dirt and weeds every time I drive in and out.  Not to mention lack of trees in the communal areas.  Vincenza has beautiful floor plans but those finished streets look very unattractive for the same reasons.  I think it was at Vincenza (or Saucilito?) that I even saw some boarded up side gates as I believe that builder doesn't provide side gates.  Big oversights here.

You are mistaken. There are 2 pools in Neighborhood 1 (Groves), 2 pools in Neighborhood 2 (Residences), 1 pool in Neighborhood 3 (Estates), and 1 pool in Neighborhood 4 for 6 pools together.

The Groves has a home-pool ratio of 650 (which is still impressive compared to 900 in Cypress Village). But, the Residences has an astonishing home-pool ratio of 350 (What?!?). I'm omitting Hidden Canyon, because there are so few homes, messing up the home-pool ratio.

I was only thinking of Neighborhood 2 when I wrote about non-Grove neighborhoods, but yes I'd expect Neighborhoods 3 & 4 to have their own pools.  Based on your figures, OH has lower home to pool ratios than other Orange County developments, but i guess we're spoilt where we are currently with a ratio of 140 homes.  Where is the second pool in Neighborhood 1?
 
The pool in Strada is gated with key fob entry.  I'm assuming this key fob access would be limited to Strada residents and not the remaining village 2 residents.  So that is around 200 to 1 for Strada pool?
 
I was under the impression that the Strada pool was accessible by all in Neighborhood 2, just as the Olympic sized pool is also accessible by all in Neighborhood 2.  Unless there are 2 different key fobs?

The pool is accessible to all other residents in the neighborhood.
 
Most probably both the pools will be accessible to all the neighborhood 2 residents, but I think on a practical usage perspective and looking at the topography (hilly), most likely the pool will only be used by Strada residents.
 
Just signed our contract and we are thrilled! My husband and I are absolutely in love with Strada including their beautiful amenities. We were also looking at other neighboring communities; CV (Laurel), Stonegate (Arcadia & Lafayette) and Tustin Ranch but found that we were always returning to Strada. (Nothing compares to the natural rolling green hills in Orchard Hills). Also, love how the front landscaping is included........ Makes such a difference!
Especially when driving behind the gates at The Groves and seeing $1.4 million dollar+ homes with dirt in front...... Such an eyesore. All in all we are so happy with our choice and can't wait to move in! ;D

I agree! I was visiting my friend who just moved in to Strada and the neighborhood looks great! I love how the bball court and pool are close but not too close where you can hear it in the home. 

Congrats on the purchase!
