Orchard Hills - Strada by Irvine Pacific

NEW -> Contingent Buyer Assistance Program
I agree with you.  Beckman scored high API than Northwood.  Then you got those people that will not consider anything else.  Unfortunately many of the Chinese with cash are those buyers.

You can go back and forth on these API scores. The kids and their families are what makes a good school. Every time I would go into the Strada office I'll see at least 2 Asian families say they need to be in IUSD. Northwood does have higher scores but you can probably attribute that to the fact that it is 10% more Asian than Beckman. Beckman scores will get better as soon as the open the other High school off Tustin Ranch near the district. If Asian families are so gung ho about sending their kids to Northwood they should think about this, if the kids are indeed inferior at Beckman, then your child genius should have a higher class ranking at Beckman therefore improving their chances at any University.

I trust that the Asian Kids at Beckman have equal or higher scores than Northwood Asians (there was a report of scores by race that someone posted a while back) The overall Beckman API is lower because of kids attending from Santa Ana

You'll see a bump in the API score at Beckman when the new high school at the District opens. Most of the poor kids from Santa Ana will be bused there.

I'm just saying the FOBS that are buying at OH see this as a big motivator and if you're lucky enough to get in early then they will elevate the value of your home. I now a lot of Asians are waiting for the IUSD side of Strada, and once they jump in, you'll see values rise.

If you're hyper-focused on a few points of an API score at a high school as a basis for where you live, you're probably doing it wrong. #themoreyouknow #categorywhogivesashit

My kid is a 2014 graduate at Beckman. The year end school newspaper lists the names of each student and the university they will be attending in the fall. Here's a breakdown of the competitive schools & how many 2014 BHS grads will be attending.

Ivy schools- UPenn:1, Cornell:1, Princeton:1, Columbia:3
Cal Tech: 1
MIT: 1
John Hopkins: 1
Standford: 5 (Impressive IMHO!)
Berkeley: 11
UCLA: 16
USC: 4
Boston College: 1
Duke: 1
Northwestern: 1
Vanderbilt: 2
NYU: 5

Finally got the chance to check out Strada and got surprised by the 10 feet ceiling since Laurel does not have the 10 feet ceiling.  The 10 feet ceiling at Strada really makes a difference over Laurel.

Currently Strada is on phase 4 and the price have not move much since the phase 1.  Phase 1 to phase 9 will be on TUSD side.
Residence 1: $993,500 - $1,025,500
Residence2: $1,033,500 - $1,68,500
Residence3: $1,093,500 - $1,101,500

Residence 3X as modeled is my favorite, it got that "take my breath away" stair and well executed floor plan for a 2750 sq.ft. home.

However, the biggest turn off about Strada is it's back yard or lack of back yard.  The pic below is not the side yard, it is the back yard.

Whoah... is this true?

Strada has higher ceilings than its cousin Laurel in CV? Poor test.

I was surprised too, 5 people got these homes for only $1 each.  You can't get that kind of deal at Laurel.  In the later phases they're also making 3 story models with 20 feet ceilings.

Really? What plan is it a modification of and what are the modifications? Is there any square foot difference (although Asians, I don't think, will like 3-story at all)?

Wife and I sold our place in NWII and just put a deposit down for a Strada phase 5.  I personally believe OH is the best development in town at this moment (and is the best buy for our situation).  CV, PP, PS, SG all have some faults that we cannot overcome.  OH feels to have the least problems that we cannot deal with.  Plus we got a cul-de-sac lot with a "big"-ger  ::)backyard (17').

We had visited a lot of homes (new or resale), and other than Sagewood at PP, there is nothing else in our price range that we find appealing.  And having visited Laurel and Strada back to back on numerous occasions, Strada simply feels less cramped.

We also just learned that Strada will landscape the front yard at their cost, a pleasant surprise.
