Good points and a great cautionary tale - BUT - like a lot of things in this housing bubble, common sense can pay off (though its really not that common). My wife and I have been renting a great house from a private homeowner in Dana Point. We did our due dilegence with the neighbors before we moved in (among other things). We found out that a lot of them knew her for years before she got married, moved out and put the house for rent. We then used the declining market to negotiate a rent reduction. We also showed her that we were quality renters. In the end both of us ended up in a good situation.



The dolts that rent pre-forclosure properties probably also buy homes based on brochure claims, cars based on cool looks, clothes based on "sale' prices and life insurance based on fear tactics. Renting from a private home-owner can be a great situation if you do your homework. Its just like realizing that one can't afford a house at 10 times their yearly income. A little bit of foresight can really make life a lot easier.

<p>IAC is a joke, I was considering selling my place and renting one of their townhomes off of Baranca/Jeffery area. Looked at the unit it was decent, nothing special. But then the sales lady told me all the RULES that go along with renting from IAC. No guests parking after 7pm, I asked them what are we supposed to do if we have friends over after 7 and we cant come kiss their ass to get a special permit... She looked at me funny and said, really how often do you have guests come over after 7.....that is really strange. (and I am not kidding, the sales lady actually said that to me)....</p>

<p>Living in IAC community is living as you are a college student and you are in a dormatory, new rules, guide lines, etc... No thanks.. I will take the hit in price on my house than to put up with utter nonsense and BS from an overcompensating landlord. </p>

<p>My point being, I would rent a house/townhome/condo any day of the week, than live in IAC community or any other apartment complex for that matter. The original poster of this topic, sounds very fishy. Is IAC hurting for rentals?</p>
